My go to team from now on. My municipalty main supply in my dB desided to short to neutral and burn 22:00 on a Saturday evening, and the municipality breaker did not trip. It was fireworks inside my house, not a good sight or feeling. After phoning 10 different electrical companies stateing 24/7 on call, some even answering and saying they will only come the next day as it is late, Warwick had no hesitation to come through and assist. The house would have burned down if it was not for Warwick. He stayed the entire time to ensure the municipality shuts off the power to my house, worked on my dB till 03:00 in the morning to ensure we can power up safely again and wanted to still clean where he worked. Great service, great work ethics, great quality standards. Thanks again.Posted on Google![]()

What is an Electrical Certificate of Compliance (COC)?
An Electrical Certificate of Compliance (COC) is an official document issued by a registered electrical contractor confirming that a property’s electrical installation complies with the Occupational Health and Safety Act and the Electrical Installation Regulations. The certificate verifies that the installation was inspected and found to comply with the applicable safety standards at the time of the inspection.
When is an Electrical Certificate of Compliance required?
An Electrical Certificate of Compliance is generally required when a property is sold and ownership is transferred to a new owner. It may also be required after significant alterations or additions have been made to the electrical installation, such as installing a new distribution board, rewiring, or adding a solar photovoltaic (PV) system.
Who is responsible for obtaining the Electrical Certificate of Compliance?
In most property transfers, the seller is responsible for providing a valid Electrical Certificate of Compliance before transfer can take place, unless the Offer to Purchase states otherwise. The conveyancing attorney will usually request the certificate as part of the transfer documentation.
How long is an Electrical Certificate of Compliance valid?
An Electrical Certificate of Compliance does not have a fixed expiry date. It remains valid provided that no changes, alterations, additions, or repairs have been made to the electrical installation after the certificate was issued. If modifications have been carried out, a new or supplementary certificate may be required for the affected work.
What is inspected during an Electrical COC inspection?
During an Electrical Certificate of Compliance inspection, a qualified electrician assesses the safety and compliance of the electrical installation. This may include inspecting:
- Distribution boards
- Earth leakage protection
- Circuit breakers
- Earthing and bonding
- Electrical wiring
- Plug points and switches
- Lighting circuits
- Main isolator
- Cable terminations
- Electrical connections
- Compliance labelling
- General safety of the installation
The purpose of the inspection is to identify any defects that could pose a safety risk or prevent compliance.
How long does an Electrical COC inspection take?
The duration of an inspection depends on the size and complexity of the property. Most residential inspections take between one and three hours. Larger homes or commercial properties may require additional time.
What happens if my property fails the inspection?
If non-compliant items are identified, the inspector will provide a report outlining the defects that must be corrected before the certificate can be issued. Once the required repairs have been completed, the installation is re-inspected, and the Electrical Certificate of Compliance can then be issued if all requirements have been met.
Can Thermo Compliance complete the repairs?
Yes. If defects are identified during the inspection, Thermo Compliance can provide a quotation for the required repairs and complete the remedial work using qualified electricians. Once the installation complies with the applicable regulations, the Electrical Certificate of Compliance can be issued.
Can I use my own electrician to carry out repairs?
Yes. You are free to appoint any suitably qualified and registered electrical contractor to complete the repairs. But because of problems we have had in the past with many electrical contractors that don’t carry out repairs correctly, Thermo Compliance will not sign off work that has been done by another contractor or company. It would also be better to get Thermo Compliance to carry out the repairs because our technicians have many years of compliance experience and it will also avoid you sitting with many problems and unresolved compliance issues. Because of our experience, technical ability, understanding of the laws and track record many still rate us as the best Certificate of Compliance Company in Cape Town!
Contact us, and we will make sure the process is smooth and stress free.
Will an older property automatically fail an Electrical COC inspection?
No. The age of a property does not determine whether it will pass or fail. Many older homes fully comply with the regulations because they have been properly maintained and upgraded over the years. The inspection focuses on whether the installation complies with the applicable regulations at the time of the inspection.
Can I sell my property without an Electrical Certificate of Compliance?
In most cases, no. The seller is generally required to provide a valid Electrical Certificate of Compliance before the property transfer can be completed. Without the required certificate, the transfer process may be delayed until compliance has been achieved.
Does installing solar panels require a new Electrical Certificate of Compliance?
If a solar PV system has been added or significant alterations have been made to the electrical installation, a supplementary Electrical Certificate of Compliance may be required for the new work. The exact requirements depend on the nature of the installation and the existing electrical system.
What is a Supplementary Electrical Certificate of Compliance?
A Supplementary Electrical Certificate of Compliance is issued when additions or alterations have been made to an existing electrical installation that already has a valid certificate. It confirms that the newly installed or modified portion complies with the applicable regulations without replacing the original certificate for the rest of the installation.
Does an Electrical Certificate of Compliance guarantee that nothing will ever go wrong?
No. An Electrical Certificate of Compliance confirms that the electrical installation complied with the applicable regulations at the time it was inspected. Like any system, electrical installations require ongoing maintenance, and components may deteriorate or become damaged over time.
