Why Salt River Needs So Many COC Inspections
Salt River grew into one of Cape Town’s major industrial hubs in the early 1900s, built up around the railway workshops and steel and locomotive industries that once employed thousands, and from the 1950s and 60s it also absorbed many families relocated from District Six. That working-class, industrial character is still visible in its mix of low-rise flats, older detached homes and warehouse buildings, and a decade-long urban renewal push has brought steady investment and rising property values back into the suburb. Certificates of Compliance are needed across that whole mix — an older family home changing hands after generations, a converted warehouse or light-industrial building being repurposed, or a newly renovated flat being sold or let for the first time.
Older Homes & Industrial Conversions
Much of Salt River’s housing stock is older working-class homes and low-rise flats that have had decades of informal electrical additions, alongside a growing number of warehouse and light-industrial buildings being converted into residential or mixed-use space as the suburb’s renewal continues. On the older homes we regularly find DB boards that have never been properly tested; on the newer conversions, our inspections are usually confirming that new electrical, plumbing and gas work meets code before first occupation.
What We Check For Your Electrical Certificate Of Compliance
An Electrical COC isn’t a quick glance at the DB board — it’s a proper set of measured tests. We check earth leakage protection, run loop impedance and prospective short-circuit current tests on every circuit, confirm the DB board is correctly labelled and has no unauthorised additions, and physically inspect wiring, plugs and light fittings throughout the property. Where a previous installation cut corners — a DIY addition, an unlicensed electrician, a circuit that was never tested — we’ll find it and tell you exactly what needs to be corrected before we can issue the certificate.
Already Have Solar Installed?
If your Salt River property has solar, it needs its own Solar Certificate of Compliance in addition to the standard electrical COC. We issue both together where needed. And if the system itself needs servicing rather than certifying — underperforming, tripping, or just never checked since installation — visit our Solar Maintenance Cape Town page.

My go to team from now on. My municipalty main supply in my dB desided to short to neutral and burn 22:00 on a Saturday evening, and the municipality breaker did not trip. It was fireworks inside my house, not a good sight or feeling. After phoning 10 different electrical companies stateing 24/7 on call, some even answering and saying they will only come the next day as it is late, Warwick had no hesitation to come through and assist. The house would have burned down if it was not for Warwick. He stayed the entire time to ensure the municipality shuts off the power to my house, worked on my dB till 03:00 in the morning to ensure we can power up safely again and wanted to still clean where he worked. Great service, great work ethics, great quality standards. Thanks again.Posted on Google![]()

Do I need a COC to sell my house in Salt River?
Yes. An Electrical Certificate of Compliance is a legal requirement for every property sale in South Africa, and Plumbing, Gas, Beetle and Electric Fence COCs are also required where those installations are present. We issue all of these for property transfers in this area.
I rent out a flat in Salt River — how often do I need a new COC?
There’s no fixed expiry, but we’d recommend renewing roughly every two years for a rental property, or sooner if you know electrical work has been done. With Salt River’s mix of older flats and converted warehouse units changing tenants regularly, it’s worth checking between leases.
I’m renovating an older house or converting a warehouse building in Salt River — does that affect the inspection?
Often significantly. Older homes in the area have typically been rewired or patched more than once over the decades, sometimes without full compliance testing at the time, and warehouse conversions usually need entirely new electrical, plumbing and gas installations certified before occupation. We pay particular attention to outdated wiring, unauthorised additions and earthing on older properties, and to new work meeting code on conversions.
Do you also certify solar installations in Salt River?
Yes. We issue Solar Certificates of Compliance alongside standard electrical COCs, and we also maintain and fault-find solar systems that need servicing rather than certifying — installed by us or by another company.
How long is a Certificate of Compliance valid, and how quickly can you issue one?
A COC has no fixed expiry but should be renewed whenever significant electrical work is done, or roughly every two years for a rental property. Most inspections in this area are completed and the certificate issued within a few working days, sooner if no remedial work is needed.
