Established Homes With Decades Of Changes
University Estate has a mix of older freestanding and semi-detached homes, many of which have been extended and modernised over the years. When one of these homes is sold, the electrical inspection has to cover every stage of that history. The faults we see most are older distribution boards without adequate earth leakage protection, circuits extended into new rooms without being re-certified, and old wiring in roof spaces that has been damaged by heat, rodents or earlier building work.

Homes on the lower slopes of Devil’s Peak catch the south-easter, and outdoor fittings, roof-mounted equipment and overhead connections take a beating. We check outdoor plugs, lights, isolators and any roof-mounted equipment, including solar panels and geysers, for secure mounting, weatherproofing and correct earthing.
Upgrades, Solar And Backup Power
If you have added an inverter, batteries or solar panels, the installation must be certified, and a sale will require a Solar Certificate of Compliance in addition to the Electrical COC. If your board is outdated, we can quote for a distribution board upgrade as part of the repairs.

Do I need an Electrical COC to sell a property in University Estate?
Yes. An Electrical Certificate of Compliance is required whenever a property in South Africa changes ownership, and in Cape Town a Plumbing (Water) COC is also required on transfer. Gas, Electric Fence and Beetle certificates are needed where those apply. We can issue all of them for your University Estate property in one booking.
Our house has an old distribution board. Will it have to be replaced?
Not always. Sometimes adding earth leakage protection and correcting individual circuits is enough. If the board is unsafe or can’t take the required protection, we will quote for a replacement.
Do you check solar panels and geysers on the roof?
Yes. We check that roof-mounted equipment is securely mounted, correctly wired, isolated and earthed. Solar systems also need a Solar Certificate of Compliance for a sale.
We extended our home. Does the extension need to be certified?
Yes. Any addition to the electrical installation must be certified. We inspect the new circuits and the board they connect to.
How long does an inspection take?
Most homes in University Estate can be inspected in a few hours, and the certificate is issued as soon as the property passes.
