Newer Homes In Secure Estates
Much of Zevenwacht’s housing is in secure estates and complexes, and many homes are relatively new. Owners sometimes assume a newer house will pass automatically, but the certificate must reflect the installation as it is today. Additional plugs, outdoor lighting, gas conversions, pool equipment, inverters and backup power are all common additions after handover, and each must be certified. We arrange contractor access through your estate’s procedures before arriving.
Estate Rules And Alterations
If you are extending, renovating or adding solar in a Zevenwacht estate, the HOA will usually want proof that the electrical work was done properly. A new Electrical COC is required once any alteration is complete. If your contractor didn’t issue one, we can inspect the work and certify it, or correct it first if needed.
Gas, Solar And Electric Fences
Gas hobs, braais and gas geysers are popular in newer homes and require a Gas Certificate of Compliance. Solar and battery systems need a Solar Certificate of Compliance for a sale. Where a property has its own electric fence, an Electric Fence COC is required on transfer. We issue them all in one booking.

Do I need an Electrical COC to sell a property in Zevenwacht?
Yes. An Electrical Certificate of Compliance is required whenever a property in South Africa changes ownership, and in Cape Town a Plumbing (Water) COC is also required on transfer.
