Every certificate we issue in Bergvliet
Thermo Compliance, a division of Thermo Group, inspects and issues electrical, plumbing (water), gas, beetle, electric fence and solar PV compliance certificates in Bergvliet. Tell us what your property has and we book the inspections you need, in one visit where possible.
Electrical compliance certificate (electrical COC) in Bergvliet
An electrical COC confirms that the electrical installation on your property, including the wiring, distribution board and earthing, was inspected and tested against the national wiring standard, SANS 10142-1. It is the certificate asked for most often when a property is sold, transferred, let or insured. If faults are found we quote the repairs, and the certificate is issued once they are fixed.
With Thermo Group: from R550 for a house and R480 for a flat on a cash sale, and from R680 for a house and R550 for a flat on a transfer. Each extra certificate booked for the same property is R50 less.
Plumbing (water) compliance certificate in Bergvliet
A plumbing COC, also called a water certificate of compliance, confirms that the water installation on your property (pipes, geyser, valves and fixtures) has been inspected and meets the City of Cape Town requirements. The City requires one when a property is transferred, so most sellers need it alongside the electrical certificate.
With Thermo Group: from R550 for a house and R480 for a flat on a cash sale, and from R680 for a house and R550 for a flat on a transfer. Each extra certificate booked for the same property is R50 less.
Gas compliance certificate (gas COC) in Bergvliet
A gas COC is issued after a qualified inspector checks that the gas installation on your property meets the legal safety requirements. If your property has gas installed, the sale agreement or your conveyancer will usually ask for a gas certificate. A portable gas braai or camping stove is not a fixed installation.
With Thermo Group: from R550 for a house and R480 for a flat on a cash sale, and from R680 for a house and R550 for a flat on a transfer. Each extra certificate booked for the same property is R50 less.
Beetle certificate in Bergvliet
A beetle certificate is a wood borer (beetle) inspection report. An inspector checks the accessible timber in your property, such as roof timbers, and reports on any beetle activity. It is usually a condition in the sale agreement rather than a legal requirement, so check your agreement or ask your agent or conveyancer.
With Thermo Group: from R550 for a house and R480 for a flat on a cash sale, and from R680 for a house and R550 for a flat on a transfer. Each extra certificate booked for the same property is R50 less.
Electric fence certificate of compliance in Bergvliet
An electric fence COC is issued after a qualified inspector checks that the electric fence system on your property meets the legal safety requirements. If your property has an electric fence, the sale agreement or your conveyancer will usually ask for a fence certificate. Electric fence certificates are for houses.
With Thermo Group: for a house from R550 on a cash sale and from R680 on a transfer. Each extra certificate booked for the same property is R50 less.
Solar PV certificate of compliance in Bergvliet
A solar COC confirms that the solar PV and battery installation on your property has been inspected and meets the safety requirements. It is usually asked for when you sell a property with a solar system, for insurance, or when your system needs municipal approval.
With Thermo Group: from R550 for a house and R480 for a flat on a cash sale, and from R680 for a house and R550 for a flat on a transfer. Each extra certificate booked for the same property is R50 less.
Bergvliet: what to know before you book a certificate
Bergvliet is a tree-lined residential suburb in the Southern Suburbs of Cape Town, made up mostly of large detached homes, with Constantia, Meadowridge, Tokai and Heathfield on its borders. It falls under the City of Cape Town, so the City water installation certificate applies when a property is transferred.
Bigger plots, more to inspect
On a large Bergvliet plot, one sale can involve more than the main house: a garden cottage or flatlet, a pool pump, gas for a hob or braai, solar, or an electric fence. Each of these can need its own certificate, so tell us what is on the property when you book and we will quote for everything in one go.
What sellers and landlords usually ask for
Most sellers need an electrical certificate and a plumbing (water) certificate, plus gas, electric fence, beetle or solar certificates where those apply. Your sale agreement and conveyancer have the final say. Call us and we will tell you what to book.
Thermo Compliance, a division of Thermo Group, issues every Certificate of Compliance a Bergvliet property needs — Electrical, Plumbing (Water), Gas, Electric Fence, Beetle and Solar — all from one team, in one visit. We issue Cape compliance certificates for electrical, plumbing, gas, electric fence, beetle and solar inspections.
Bergvliet was laid out just after the Second World War as affordable housing for returning servicemen, on generous 800–900m² erven with tree-lined streets and a real Garden City feel. That history shapes what we see on inspection: many original homes have been extended, rewired in stages, or had additions and granny flats added over seventy-plus years, and each of those changes needs to check out on its own, not just the original structure.
Bergvliet Homes by the Decade: What We Typically Find
| Property Era | What We Commonly Find |
|---|---|
| Original post-war build (1950s) | Older distribution boards, rubber or VIR wiring in unrenovated sections, and — in some homes — asbestos ceiling boards that need careful handling around any electrical work. |
| 1970s–1990s extensions | A mix of eras on one property — an added room, garage conversion or granny flat often has different wiring standards to the original house, and the two don’t always meet cleanly at the join. |
| Modern renovations & additions | Generally up to standard, but pool installations, irrigation systems and outbuildings on these larger erven are easy to leave off a certificate if they weren’t inspected properly the first time. |
A Post-War Garden Suburb
Bergvliet was subdivided from the old Constantia farmland after the Second World War and built up as affordable housing for returning servicemen — laid out with wide, tree-lined streets and large stands rather than tightly packed plots. It’s kept that character ever since: quiet, leafy, and family-oriented, with the Die Oog conservation area, Meadowridge Common and Tokai Forest all close by, and a reputation as a more affordable alternative to neighbouring Constantia without losing the green, established feel.
Bigger Erven Mean More to Inspect
An 800–900m² stand usually comes with more than just a house. Boreholes and wellpoints for garden irrigation, swimming pools, outbuildings, and granny flats or cottages are all common on Bergvliet properties, and each one can carry its own electrical or plumbing connection. A proper Certificate of Compliance inspection covers all of it, not just the main dwelling — leaving out a pool pump or an outbuilding sub-board is one of the most common gaps we find when taking over from another inspector’s paperwork.
Selling in Bergvliet? What Buyers’ Attorneys Ask For
Bergvliet’s strong school catchment (Bergvliet Primary, Bergvliet High, Sweet Valley Primary) keeps turnover steady as families move in and out on school timelines. A sale requires a valid Electrical Certificate of Compliance, plus Gas, Electric Fence and Water certificates where those installations exist. We work to the kind of timelines a property transfer demands, so paperwork isn’t what holds up your sale.
Full-Range Certificates We Issue in Bergvliet
One team for all of it: Electrical Certificates of Compliance, Gas COCs, Electric Fence System COCs, Plumbing (Water) Compliance Certificates, Beetle (wood-borer) Certificates, and Solar PV installation and compliance sign-off.
Solar Under the Tree Canopy
The same mature trees that give Bergvliet its character can shade more roof area than you’d get in a newer, less-established suburb. We assess panel placement against real shading patterns, not just paperwork, and we test and certify the DB board, earthing and isolation on every solar installation we sign off — whether it’s a new system or one we’re certifying for the first time.
Why Choose Thermo Compliance
We’re registered, insured, and familiar with the mix of original post-war construction and decades of additions that’s typical across Bergvliet. One inspection visit, straightforward pricing, and certificates you can hand straight to a buyer, tenant or insurer.

Alfred and Yusuf were absolutely amazing checking and redoing our electrics. Alfred made the effort to keep us in the loop at all times and went above and beyond to resolve issues. The team were considerate of us working from home but still very quick and efficient. I would not hesitate to recommend them.Posted on Google![]()

My home has a granny flat or converted garage — does that need to be covered too?
Yes. Any electrical or plumbing installation on the property, not just the main house, needs to be included in the inspection and certificate. This is one of the most common gaps we find on older Bergvliet properties with additions.
We have a borehole or wellpoint for the garden — is that part of the compliance certificate?
The borehole itself isn’t covered by a standard Water Compliance Certificate, but the electrical and plumbing connections feeding it are checked as part of our inspection. Let us know upfront so we can plan for it.
The house still has some original 1950s wiring — will that fail automatically?
Not automatically, but original post-war wiring is exactly the kind of thing we check carefully — older distribution boards, outdated cable types and, in some homes, asbestos ceiling boards all need proper assessment before we can sign off.
Do mature trees near the roof cause problems for solar compliance?
Shading affects how much power a solar system generates, but it doesn’t affect whether the installation itself is compliant. We test and certify the wiring, earthing and isolation regardless — and can advise on panel placement if you’re planning a new installation.
How does a pool factor into the inspection?
Pool pumps, lighting and any associated electrical work need to meet the same compliance standards as the rest of the property, and we include them in the Electrical Certificate of Compliance.
How soon can I get booked in?
In most cases within a few working days. Fill in the booking form on this page and our office will confirm a time that works for you.
What happens if my property in Bergvliet doesn’t pass the compliance inspection?
If any part of the installation doesn’t meet SANS 10142-1 standards, we provide a written schedule of defects with a clear, itemised quote to fix them. Once the repairs are done, we re-inspect your Bergvliet property at no extra call-out charge and issue the Certificate of Compliance as soon as it passes.
Does a Certificate of Compliance cover my geyser, stove and other appliances in Bergvliet?
A COC covers the fixed electrical installation — wiring, distribution boards, earthing, and the points appliances connect to — rather than the appliances themselves. So your geyser’s wiring, isolator switch and earthing are inspected, but a faulty geyser element or stove isn’t part of the COC. If you’d like your Bergvliet property’s appliances tested at the same time, we’re happy to check those during the same visit.
Do I need a separate Certificate of Compliance for a granny flat or flatlet in Bergvliet?
Yes — any self-contained flatlet, granny flat or cottage with its own electrical connection needs to be included in the compliance inspection, even if it shares a meter with the main house. We check the sub-circuit, isolator and earthing for the flatlet as part of the same Bergvliet COC visit, so you get one certificate covering the whole property.
