Usually the individual unit owner is responsible for their own unit’s Electrical Certificate of Compliance when selling, while shared infrastructure may fall under the body corporate. We can help clarify what applies to your specific unit.
I bought a new-build — do I still need an inspection before selling?
Yes. Even relatively new installations need a valid Certificate of Compliance at the point of sale, and we’ve found handover paperwork from the original developer doesn’t always cover everything a resale requires.
How much does being near the beach actually affect an inspection?
Quite a bit. Salt air speeds up corrosion on outdoor sockets, pool equipment and geyser connections, so beachfront and near-beachfront properties get closer attention in those areas than a similar property further inland would.
