What Is an Electrical Certificate of Compliance?

A COC is issued by a registered electrician after an inspection confirms the electrical installation meets the requirements of the Occupational Health and Safety Act and SANS 10142 wiring standards. It covers the distribution board, earthing and bonding, socket outlets, and any visible wiring, and confirms the installation is safe to use.

Do Landlords Actually Need One?

Yes. While a COC is most commonly associated with property sales, landlords carry ongoing responsibility for the safety of an electrical installation supplied to a tenant. If a fault causes injury or a fire and the installation was not compliant, a landlord can face serious liability. Many insurers will also require a valid COC to pay out on a claim involving electrical damage or fire.

How Long Is a COC Valid For?

There is no fixed legal expiry date on a COC itself, but it only reflects the condition of the installation at the time of inspection. Any alterations, additions, or new circuits added after that date are not covered, and a new COC is required. As a general guideline, we recommend a fresh inspection at the start of a new tenancy, and every two years for an active rental, to catch wear, damage, or unauthorised work before it becomes a hazard.

What Happens Between Tenants?

A change of tenant is the ideal time to have the installation re-inspected, both to protect the incoming tenant and to establish a clear record of the property’s condition at handover. It also gives you the chance to address any faults before they become the source of a dispute later.

What We Check During an Inspection

Our electricians inspect the distribution board and circuit breakers, earthing and bonding, socket outlets and switches, visible wiring for damage or non-compliant work, and any geyser or stove isolators.
