Sea Air And Coastal Corrosion
Strand’s position on False Bay means constant exposure to salt air, and it takes a real toll on electrical fittings. On Strand inspections we frequently find corroded outdoor plugs and lights, rusted isolators on geysers and air conditioners, and damaged fittings on balconies and in parking areas. These must be weatherproof and in good condition to pass. We recommend corrosion-resistant fittings for coastal properties so the problem doesn’t return in a year or two.

A large share of Strand property is sectional title, especially along the beachfront. For a unit sale, the Electrical COC covers the installation from the unit’s own distribution board onwards. Do I need an Electrical COC to sell a property in Strand?
Yes. An Electrical Certificate of Compliance is required whenever a property in South Africa changes ownership, and in Cape Town a Plumbing (Water) COC is also required on transfer. Gas, Electric Fence and Beetle certificates are needed where those apply. We can issue all of them for your Strand property in one booking.
Does sea air affect my COC?
It can. Salt air corrodes outdoor plugs, lights, isolators and junction boxes. Corroded or unsafe fittings need to be replaced before a certificate can be issued. We recommend corrosion-resistant fittings for coastal homes.
I’m selling a beachfront flat. What does the COC cover?
For a sectional title unit, the Electrical COC covers the installation from your unit’s distribution board onwards. Common property is the body corporate’s responsibility.
Do I need a Gas COC for my holiday home?
If the property has a gas installation, such as a gas hob, braai or geyser, a Gas Certificate of Compliance is required. We can issue it with your Electrical COC.
Can you inspect between holiday bookings?
Yes. We can schedule the inspection and any repairs for gaps between guests.
What happens if my Strand property doesn’t pass?
You receive a written schedule of defects and an itemised repair quote. Because we are also a full electrical and plumbing contractor we can do the repairs ourselves, then re-inspect and issue the certificate so your transfer stays on schedule.
