Residential and industrial property under one roof
Firgrove is a small suburb in the City of Cape Town, between Kuils River and Somerset West. Its residential streets and complexes sit close to the Firgrove Industrial Estate, and its property market includes houses, apartments, commercial premises and industrial units. That variety means the reasons for needing a certificate are also varied: a family selling a house, an investor letting a townhouse, a business moving into a warehouse, or a landlord handing over an industrial unit to a new tenant.
An Electrical Certificate of Compliance is legally required when a property is sold, so the transfer cannot be finalised without one. Landlords and letting agents commonly ask for one before a new tenant moves in. Insurers often want to see one, particularly for commercial premises where equipment, stock and machinery are at stake.
For commercial and industrial properties, the certificate covers the fixed electrical installation, including distribution boards, circuits, lighting and the supply to fixed equipment. Tenants should check their lease to see who is responsible for arranging and paying for certification, and landlords should keep records of the work done.
What we typically find on residential streets and industrial estates
The housing and the industrial units show different weaknesses. In homes and townhouses, inspections often reveal old boards without earth leakage protection, overloaded circuits after kitchen or geyser changes, and garages or outbuildings wired from the nearest socket. In industrial units, findings are different:
- Distribution boards that have been added to piecemeal as tenants changed
- Cable run across floors or along walls without protection from forklifts and trolleys
- Lighting and extraction circuits that are not clearly labelled
- Machinery supplies with inadequate or missing isolators
- Sub-boards and extensions installed by a previous tenant with no documentation
These issues are normal in buildings that have changed use over time. The important thing is to find them, repair them and have the work retested before the certificate is signed.

For industrial units, it helps to say whether the electricians can work during trading hours or whether we should arrange an early morning or weekend visit to limit disruption. If any part of the installation is three-phase or supplies heavy machinery, mention that too so the right people and test equipment are sent.
After the inspection, we describe any failures clearly, quote repairs separately and wait for your decision. Once the repairs are complete and retested, Thermo Compliance issues the certificate your conveyancer, landlord, tenant or insurer needs.
If your premises use gas for a stove, heating or a workshop process, or have an electric fence around the boundary, those installations need their own certificates. We can arrange them together with the electrical one. If the building has older timber roof beams, a beetle inspection can also be added.
Landlords with several units can ask us to group inspections, which keeps costs and disruption down and gives you a consistent set of reports to file.
Buyers of commercial property should also think about what happens after transfer. If you plan to change how a unit is used, for example by adding offices, a showroom or cold storage, the electrical load may change considerably. Having the installation inspected before you commit tells you whether the board and supply can cope, or whether an upgrade should be part of your budget.
Owners of houses near the edge of the settlement, where gardens and outbuildings are larger, should mention any detached garages, workshops or boundary lighting when booking. Those circuits are part of the installation and need to be tested along with the main house, so including them from the start avoids a second visit later.

Does my industrial unit need an Electrical COC when I sell it?
Yes. An Electrical Certificate of Compliance is legally required when a property is sold, including commercial and industrial premises. Book the inspection early so any repairs can be completed before transfer.
Who pays for the certificate when a tenant moves in?
That depends on the lease. Landlords commonly arrange it before handover, but some leases pass the cost to the tenant. Check your agreement, and if it is unclear, ask your agent before booking the inspection.
Can inspections be done outside trading hours?
Often yes. We can arrange early-morning or weekend visits for businesses that cannot stop work. Tell us when you book, so the right electrician and equipment are available and your staff know what to expect.
My unit has three-phase machinery. Will that complicate the inspection?
It adds items to test, such as isolators, motor circuits and phase balance, but it is routine for us. Let us know when you book so we plan enough time and bring appropriate test equipment.
Is a townhouse in a Firgrove complex certified separately?
Usually each unit is inspected and certified on its own, while shared lighting, gate motors and communal boards belong to the body corporate. We explain which parts our certificate covers when we quote.
We have an electric fence and a gas heater. Can both be certified?
Yes. Electric fence and gas installations need their own certificates, and Thermo Compliance can arrange them with the electrical one. Booking them together saves access visits and gives you one quote for everything.
What if the previous tenant altered the wiring without records?
