Family homes, first-time buyers and rentals
Macassar is a large coastal suburb on the eastern side of False Bay, within the City of Cape Town. I am selling my house in Macassar. Do I really need a COC?
Yes. The law requires an Electrical Certificate of Compliance when a property is sold, so the conveyancer will ask for it. Booking the inspection before listing leaves time to repair anything that fails and keeps the transfer on schedule.
My backyard room runs off an extension lead. Will that pass?
No. An extension lead feeding a room is a common reason for failure. We install a proper circuit with its own breaker and earth leakage protection, then test it so the installation can be certified.
I am a first-time buyer with a bond. Who arranges the certificate?
The seller normally arranges it, because the sale legally requires one. You can ask the agent for a copy early, or commission your own inspection to learn what repairs the house might need before you commit.
Can wind and sand damage affect the inspection result?
Yes. Sand, salt and moisture can corrode outdoor fittings and meter boxes, and an inspector cannot pass damaged or poorly sealed equipment. Replacing the affected parts is usually a quick job.
My tenant lives in the house. How do you get access?
Give us the tenant’s contact details or your agent’s, and we will agree a time that suits them. We keep you updated, so you do not need to be present for the inspection.
Do you also do plumbing or gas certificates?
