Owners of flats and townhouses should remember that a certificate covers the installation within their own unit, and common areas belong to the body corporate.
Families who are inheriting a house, or buying out a sibling’s share, should also arrange an inspection before the transfer is lodged. I am selling my house in Eerste River. When should I book the COC?
Before you list the property, if possible. An Electrical Certificate of Compliance is legally required when a house is sold, and booking early leaves time to repair any defects without pushing back the transfer date.
The bank is financing the buyer. Do they need the certificate?
Banks and conveyancers can request proof of compliance, and the sale legally requires one in any case. Having it ready avoids delays when the conveyancer asks for documents, so many sellers arrange it as soon as they accept an offer.
My backyard flat is let. Does it need its own inspection?
It is part of the installation and should be inspected along with the main house. Landlords and agents commonly want a current certificate before a tenancy. Tell us about the flat when you book so we allow enough time.
What happens if my house fails?
We list what failed, explain the repair in plain language and give a separate quote. Typical fixes include adding earth leakage protection, replacing damaged sockets or installing a proper circuit for an extension. We issue the certificate after retesting.
I work all day. Can you arrange access without me?
Yes. Give us the details of a neighbour, tenant or your agent and we will agree a time. We keep you updated, and any repairs are quoted separately for your approval, so you remain in control.
Is a certificate for a townhouse different from one for a house?
The certificate covers the installation inside your own unit. Shared lighting, gate motors and communal boards belong to the body corporate. We explain this on site so buyers’ questions go to the right party.
Can you also supply gas, plumbing or electric fence certificates?
Thermo Compliance can arrange them where the property has those installations. Mention them when booking so we can plan one combined visit and quote, instead of several separate appointments.
Do you charge a call-out fee for the inspection quote?
