Solar Roofs in Constantia: Gables, Outbuildings and Large Plots
Constantia homes range from historic Cape Dutch farmhouses to contemporary houses, and many sit on large plots with more than one building. That gives you more places to put panels than most suburbs offer, and more decisions to make about where they should go.
Where panels can go
- The main roof. Gabled and hipped roofs often have planes facing several directions. North-facing planes produce the most over a year, while east and west planes still work well and spread output across the day.
- Garages, cottages and carports. A newer outbuilding with a simple roof can be a better home for panels than a complicated historic roof.
- Ground mounts. Larger plots may have room for a ground array, subject to the approvals discussed below.
Roof covering matters. Tile, metal and flat roofs all take panels with the right fixings, but thatch is generally unsuitable because of fire risk, and an old roof that is due for replacement should be replaced first. Asbestos-cement roofing needs specialist advice before anyone drills into it.
Wind, Weather and Mounting in the Constantia Valley
Constantia sits in the valley east of the Constantiaberg. Summers bring the south-easter, often called the Cape Doctor, which can blow hard, and winters are milder and wetter. Both have to be designed for.
- Wind load. Panels behave like sails. Rails, clamps and fixings need correct spacing and torque, and the roof structure beneath them must be sound. The City’s going-solar guidance says to confirm the roof can carry the weight and wind load of the array.
- Flush mounting. On a pitched roof, panels fixed close to the surface catch less wind than tilted frames.
- Winter output. Shorter days and cloud fronts reduce production between June and August. Ask for the winter estimate and not only the annual figure.
- Branches and leaf litter. Mature gardens drop debris onto roofs. Keep overhanging branches cut back from the array, and have the panels checked after a major storm.
Tree and slope shading can be modelled at the site visit, so panels are placed where they work and strings are wired to limit the effect of any shaded patch.
Heritage, Estate and Body Corporate Approvals
A Constantia solar job can involve several layers of permission, and it is much cheaper to find them before the design is fixed than after the panels are ordered.
- Heritage. Section 34 of the National Heritage Resources Act requires a permit from Heritage Western Cape before a structure older than 60 years is altered. Whether fixing panels counts depends on the mounting and how the building is affected. Ask Heritage Western Cape or your architect, particularly for a historic house or a formally protected site.
- Security estates. Estates may have design rules for roofs and visible equipment, and usually need trustee or association approval first.
- Townhouse complexes and sectional title. Roofs are commonly common property, so the body corporate has to consent before panels go up.
- Raised frames and ground mounts. Panels fixed close to a roof usually do not need building plans, but taller frames and ground mounts can.
Get approvals in writing, and tell your installer about any conditions so they go into the design and the quote.
Designing Backup for a Large House: Loads, Pumps and Sub-Boards
A big house has more to keep alive, and some of its loads are hard on a battery system. Start with a list and sort it into what must stay on and what can wait.
- Keep on: lights, fridges and freezers, Wi-Fi, gate and intercom, alarm and cameras, and perhaps a home office.
- Usually leave off: geysers, ovens, underfloor heating and large air-conditioning.
- Pumps need thought. Borehole, irrigation and pool motors draw a large surge when they start. They are often left off the backed-up circuit, or the inverter is sized specifically for them.
- Cottages and outbuildings. If a cottage is fed from a sub-board, the design must decide whether it joins the backed-up circuit.
- Supply type. Single-phase and three-phase supplies call for different inverter arrangements, so the supply is checked at the site visit.
Batteries belong in a dry, ventilated space away from direct sun, such as a utility room or a well-ventilated garage, and not in a cupboard that is hard to reach in an emergency. The City’s guidance also asks for properly racked installations.
City of Cape Town Registration for Constantia Systems
Constantia is supplied with electricity by the City of Cape Town, so the City’s small-scale embedded generation (SSEG) process applies to any solar or battery system that connects to your installation. Since 1 October 2023 the City treats all new solar and battery systems as grid-tied for this purpose. Registration is free, and the City charges only when someone fails to register.
- The application is submitted before installation, through the City’s online portal, by the owner or by the installer on the owner’s behalf.
- The inverter must be on the City’s approved list.
- The City issues permission to install. The system may be built but may not be switched on.
- After installation, the electrical certificate of compliance, commissioning report and supplemental contract go to the City.
- Only when the commissioning letter arrives may the system be switched on.
Large properties can complicate this. Supplies above 100 amps and group developments are handled differently, and any later expansion needs a new application. The City no longer accepts applications for standby or off-grid systems in its supply area, so a quote that calls a system off-grid to avoid registration needs scrutiny. Wine Estates, Guesthouses and Businesses in the Constantia Valley
Constantia has at least ten wine farms, eight of them on the official wine route, and the suburb also has shopping centres, private schools, restaurants and guesthouses. Premises like these use most of their electricity during the day, which suits solar, but each has its own wrinkles.
- Load profile. Cold rooms, kitchens, tasting rooms, irrigation pumps and office loads each peak at different times. Meter data and trading hours decide the size of the system.

Solar Installers Constantia: More Questions Answered
If your property is in the City’s electricity supply area and the system connects to your installation, the City requires authorisation before installation, estate or not. The estate may also need to approve the design first. Group developments are assessed case by case, so tell the installer how your estate is supplied.
Thatch is generally unsuitable for rooftop panels because of fire risk. If the main house is thatched, panels can usually go on a garage, cottage, carport or a ground mount instead. Cabling from there to the main board is planned so that nothing runs through the thatch.
It depends. Under section 34 of the National Heritage Resources Act, altering a structure older than 60 years needs a permit from Heritage Western Cape. It is sensible to tell your insurer before installation and ask whether any conditions apply. Keep the electrical certificate of compliance, the invoices and the equipment specifications together, because insurers and buyers may ask for them later. Requirements differ between insurers, so check your own policy wording.
The City says a new owner must sign a new supplemental contract. If the system was never authorised, they must either authorise it or decommission it. Buyers and conveyancers increasingly ask for the certificate of compliance and the City’s commissioning letter, so keep both somewhere safe.
Not inside the City’s supply area. The City no longer accepts applications for standby or off-grid systems and treats all new solar and battery systems as grid-tied. A system described as off-grid that is still wired to the property can contravene the rules and lead to penalties.
Yes, but the City requires a new application if you change or expand an authorised system, and the inverter, board and charging limits must allow it. Tell your installer at the start so the design leaves room for expansion, and so the equipment chosen can accept batteries.
