Fault Finding on Large Constantia Properties
A tripping breaker in a small flat is usually a one-circuit problem. On a Constantia property the same symptom can sit anywhere between the main board and a cottage at the bottom of the garden. Many properties here are a group of buildings, with a main house, a guest cottage, a garage or pool house, and each one is fed from its own sub-board. Finding the fault means working out which link in that chain has failed.
How a fault is traced
- Establish the pattern. Does it trip when it rains, when the pool pump starts, when the geyser heats, or at random?
- Isolate by building and circuit. Outgoing breakers are switched off and restored one at a time while we watch which one brings the trip back.
- Test, do not guess. Insulation resistance and earth continuity readings on the suspect circuit, plus a check of joints and outdoor enclosures, show where the problem really is.
- Look at the equipment on the circuit. A tired pump motor, a heater element or a gate motor can cause the trip while the cable is perfectly healthy.
- Repair, retest and explain. You are told what failed and what was done to fix it.
Long cable runs bring their own problems. Voltage drop at the far end of a long driveway can make a gate motor sluggish or dim the lights when a pump starts, and moisture that gets into a joint on an exposed or buried run can cause trips that only show up after rain. A plug-in socket tester will never find these faults, which is why the work follows a method.
Distribution Boards and Earth Leakage in Older Constantia Homes
Large older homes tend to be extended more than once. Each extension was often connected to whatever board was nearest, so it is common to find a main board and several sub-boards of different ages, and sometimes a single earth leakage unit looking after half the house.

Cottages, Pools, Gates and Irrigation

- Garden and driveway lighting. Sealed fittings and properly protected cable keep a spade or a wet winter from turning into a fault.
Each of these should sit on a circuit that is labelled and protected on its own, so a single failure stays a single failure.
Load-Shedding, Surge Protection, Inverters and EV Chargers
Constantia is supplied by the City of Cape Town and sits on the City’s load-shedding schedule. The City advises switching off and unplugging electronics when power is due to go off, because the supply can return with a voltage spike.
