What Inspectors Commonly Find In Extended Houses
Properties altered over decades fail for a short list of reasons, and nearly all are fixable without drama. Extensions are frequently connected to the nearest circuit rather than their own, loading cable that was never intended for it. Original boards may have no earth leakage protection or may still carry old fuse holders. Earth bonding to metal pipes is often incomplete after plumbing work, and sockets in garages and yards sometimes have no weather protection whatsoever.

I am selling in Rondebosch East. When should I order the COC?
Order it as soon as you decide to sell, ideally before the property is listed. If defects turn up, there must be time to repair and re-test before transfer. Late ordering is the commonest reason a sale gets held up.
Does a flat in my yard need its own certificate?
It has to be part of the inspection. When the unit has its own sub-board or meter, the inspector tests that installation too. Mention every outbuilding when you book so nothing is left out of the certificate.
Can the inspection go ahead while I am at work?
Yes, provided your agent or a trusted person can let us in and keep every room open, including the garage and yard room. Someone on site helps, because the inspector may need to ask about an unclear circuit.
Will an old fuse board fail the inspection?
A board with rewirable fuses and no earth leakage unit is likely to fail. We can fit a modern board with proper protection, test the circuits again and issue the certificate once everything passes.
Does my electric fence need a separate certificate?
Yes. A fence installation has its own certificate, apart from the electrical one. Thermo Compliance can inspect the fence and energiser, correct faults and issue the certificate alongside the main inspection.
My bank asked for a plumbing certificate as well. Can you help?
Yes, plumbing certificates are issued through registered plumbers. Send the property address and what your agent requested, and we can coordinate the plumbing and electrical inspections for the same property.
Is a gas certificate only needed for gas stoves?
No. Gas stoves, heaters, gas geysers and the pipework behind them can all fall under it. If you are not sure the property has a gas installation, say so at booking and we will check on site.
As a landlord, when should the certificate be arranged?
Most landlords arrange the inspection before a new lease starts and keep the certificate with the lease file. Agents and insurers often ask to see it, and we can email a copy on request. Asking for a quote carries no obligation.
