Why Certificates Matter In A Small, Busy Suburb
Wetton is compact, covering well under one square kilometre next to Lansdowne and Kenwyn, but it has a steady flow of property transactions. On the day the inspector tests every circuit, examines the board, earth leakage unit, bonding and outdoor wiring, and records anything that falls short. I own two rental houses in Wetton. Can you certify both together?
Yes. Send both addresses and the tenant or agent contacts and we plan the inspections as a block. Each house gets its own certificate, and any repairs can be quoted together to save separate visits.
Does a pre-purchase inspection replace the seller certificate?
No. The seller supplies the certificate for transfer. An independent inspection simply shows you the condition of the wiring before you sign, so you can negotiate repairs or price with real information.
My house has a converted garage. Is that included?
It must be. Converted garages, yard rooms and other additions are part of the installation, and we test their circuits. A certificate that ignores them would not stand up to a buyer, agent or insurer.
The agent says the property is zoned for something other than residential. Does that change anything?
The electrical inspection looks at the installation as it exists, whatever the zoning. Business equipment, three-phase supplies or extra boards may add time, so tell us what is on site when you book.
What if my main board has old fuses?
It will probably fail. We can replace the board with a modern one with proper earth leakage protection, retest the circuits and issue the certificate once everything meets requirements.
Do I need a certificate for my electric fence?
A fence installation has its own certificate. Thermo Compliance can inspect the fence and energiser, repair faults and issue the certificate together with the main electrical inspection.
Can the plumbing certificate be arranged at the same time?
Yes, plumbing is a separate inspection by a registered plumber, but we can coordinate it with the electrical one. Give us the address and tell us which certificates your agent or bank has requested.
How long before transfer should I order the certificate?
As early as possible, ideally when the house goes on the market. If defects are found, they need to be repaired and retested, and leaving the order until the last week is the commonest reason for delays.
