I inherited a house in Lansdowne and want to sell. Do I need a COC?
If the property is being sold, an Electrical Certificate of Compliance is legally required before transfer, whoever the owner is. We can inspect the house, list defects, repair them and issue the certificate.
Can a committee order a certificate for a mosque or church hall?
Yes. We usually need a committee member present to open every room and roof space. Tell us whether there is a geyser, kitchen or sound system so we know which circuits to test and can allow enough time.
The tenant in my backroom flat is worried about the inspection. What should I tell them?
Explain that the visit is routine and only needs access to rooms, sockets and the board. We can arrange a time that suits them, and the inspector will not need to move personal belongings.
Does my shop need a certificate for its fridges and signage?
Shop wiring, including fridge circuits and signage supplies, forms part of the installation inspected for a certificate. Landlords and insurers frequently ask for one, so check your lease and policy and tell us what has been requested.
What happens if the inspection finds problems?
You receive a written list of defects with a repair quote. After the work is done, the installation is tested again and the certificate is issued. You approve everything before work starts, and asking for a quote carries no obligation.
Do roofs in this area need a beetle certificate?
It depends on the building. Buyers and agents often request a beetle certificate where roofs or floors are timber. If your agent has asked for one, we can arrange it alongside the electrical inspection.
Is a plumbing certificate part of the same visit?
It is a separate inspection by a registered plumber, but we can coordinate it with the electrical one. Give us the address and tell us which certificates the agent or bank has requested so we can book both.
How far in advance should I book?
As soon as you know a certificate is needed. Booking early leaves time to repair any defects and re-test before a transfer date, lease start or insurance deadline. A late booking is the usual reason for delays.
