Thermo Compliance is a division of Thermo Group that specialises in Electrical, Plumbing, Gas, Beetle, Electric Fence & Solar Certificates of Compliance (COC) for Ottery and the surrounding areas. We issue Cape compliance certificates for electrical, plumbing, gas, electric fence, beetle and solar inspections.
Thermo Compliance, a division of Thermo Group, issues Electrical Certificates of Compliance for Ottery houses, shops and industrial units, together with plumbing, gas, electric fence and beetle certificates where relevant. Selling a detached home, leasing a warehouse or handing a retail unit to a new tenant, we inspect the installation, repair defects and certify it.
Why Ottery Owners, Landlords & Tenants Need Us
Electrical COC
Full DB board, earthing, wiring and earth-leakage inspection for sales, rentals and insurance.
Plumbing (Water) COC
Pipework, fittings and water installation compliance for property transfers.
Gas COC
LPG installation safety inspection for gas appliances, piping and cylinder storage.
Electric Fence COC
Perimeter electric fence and energiser compliance for security installations.
Certificates For A Suburb Of Homes And Units
Ottery is an unusual mixed-use suburb: detached houses in the north-east, retail and manufacturing premises across a large share of the remaining land, and an undeveloped vlei in the middle. It sits on the eastern edge of the Southern Suburbs, with the M5, Ottery Road, Wetton Road and New Strandfontein Road forming its main routes. A certificate requirement in Ottery can therefore come from a home seller, a landlord renewing a lease or a business changing premises.
For homes the position is straightforward. An Electrical Certificate of Compliance is a legal requirement when a property is sold, and insurers and agents commonly expect one when a house is rented out. Commercial landlords and tenants often ask for a current certificate as part of a lease handover or when taking over a unit, and many insurers want to see that a business building has been inspected.
Other certificates follow the installation. Gas pipework and appliances need a gas certificate, an electric fence needs its own certificate and a beetle certificate is regularly requested on timber-roofed buildings. Industrial yards in particular tend to have fences, gates and security equipment, and their certificates are often overlooked until the sale or lease paperwork is already moving.
When you contact us, tell us whether the property is a house, a shop or a unit in a larger complex, and who holds the keys. A tenant-occupied warehouse and a vacant family home are very different inspections, and the right booking details save a wasted visit.
What Inspections In Ottery Tend To Uncover
The older detached houses in the north-east produce the findings you would expect in a mature suburb: boards with no earth leakage protection, additions wired without a proper circuit, missing bonding and tired outdoor fittings. Because the middle of the suburb is low, marshy vlei ground, moisture is a real issue for outdoor sockets, garden lights and boundary wiring, so inspectors pay attention to anything exposed to the weather.
Commercial premises raise other points. Distribution boards in older units may be unlabelled or overcrowded, isolators can be missing near machinery, and cabling is sometimes run in ways that were convenient at the time but would not pass today. Emergency and security lighting, three-phase circuits and the earthing of metal structures are all part of what we look at on larger premises.
- Overcrowded or unlabelled distribution boards
- Missing or faulty earth leakage protection
- Weather-exposed sockets and lights showing damp damage
- Machinery without a proper isolator
- Fences, gates and security equipment with no certificate
Most of these are routine repairs, and our electricians can complete them so the certificate follows quickly.
Booking, Access And Timing
Call 021 203 5337 or use the form on this page for a quote, with no call-out fee and no obligation. The estimator gives a rough guide for a standard house, and we confirm larger or commercial inspections once we have the details of boards, phases and outbuildings.
On the day, the inspector tests every circuit, checks the board and protection devices, looks at bonding and earthing, and records anything that needs attention. A clean result leads to the certificate. If defects appear, you receive a written list and a repair quote, and the installation is re-tested after the work.
For business premises, access is the main issue. We need a keyholder who can open every area, including plant rooms, roller doors and mezzanines, and sometimes the supply must be switched off for a short period, so it is best to agree a time that disturbs trading as little as possible. Homeowners should simply make sure the meter box, ceiling hatch and any garden buildings are accessible.

⭐⭐⭐⭐⭐ Excellent Service from Thermo Group! I had a wonderful experience with Thermo Group when I needed electrical issues fixed at my home. From the very beginning, the service was excellent. Nikita, the office administrator who assisted me with booking the job, was incredibly helpful, friendly and professional. She made the booking process smooth and effortless. Warwick, the technician who attended to the electrical issues, was equally impressive. He was professional, knowledgeable and efficient, and I truly appreciated the service he provided. Thermo Group delivered exceptional service from start to finish. From my first contact with Nikita who listened to me & responded urgently, to the electricians Alfred and Phato who arrived promptly, quickly found the problem and returned over the weekend to make repairs at short notice and even waited without complaint for 2 hours for the municipal contractor, to Warwick who was available around the clock and went above and beyond to check in with me and to get the City to restore my power after it simply closed my case after 6 hours. The team’s professionalism, clear communication and follow-through, genuine care and support are rare. I highly recommend Thema Group.Posted on Google![]()

On 24 September 2026 Russel and his team (Ebrahim, Michael and Alfred) visited us and went through the various areas of their expertise. We found them to be very pleasant and knowledgeable in their respective fields. It was a real pleasure having them carry out the COC.
Do I need a certificate to lease out a unit in Ottery?
Landlords and managing agents commonly ask for a current Electrical COC at lease handover, and insurers often expect one. It is not the same as the legal requirement on sale, so check your lease and insurer, then tell us what you need.
Can one visit cover a unit with offices and a warehouse area?
Yes. We inspect the whole installation, including the office boards, warehouse circuits and any mezzanine or outbuilding. Please tell us at booking whether there are multiple boards or three-phase equipment so we plan enough time on site.
What if my factory unit has a machine that is always running?
We can coordinate with you so that circuits are isolated in sections or a short shutdown is agreed. Tell us the schedule at booking, and we will try to minimise disruption while still testing everything the certificate has to cover.
The vlei side of Ottery gets damp. Will that affect the inspection?
It can. Inspectors look closely at outdoor sockets, lights and boundary wiring for corrosion and damp damage. Fittings that are not weather-rated usually have to be replaced before a certificate can be issued.
Our yard has an electric fence and gate motors. What do we need?
The fence carries its own certificate, separate from the electrical one. Thermo Compliance can inspect the fence, energiser and gate-motor supply, repair faults and issue the certificate alongside the main inspection.
I am buying a house in north-east Ottery. Who arranges the COC?
The seller normally supplies it before transfer, since the law requires one on sale. If you are a buyer who wants an independent inspection first, we can do that and report any defects.
Can you provide a gas certificate for a commercial kitchen unit?
Gas installations in kitchens and workshops can be inspected and certified, and any faults are listed for repair. Tell us the appliances and pipework involved so we can allow enough time and bring the right equipment.
Is a beetle certificate relevant for industrial buildings?
Mostly it is requested on houses and other buildings with timber roofs or floors, rather than steel-frame units. If your agent or buyer has asked for one, we can arrange it with the electrical inspection.
