Protea Heights is part of Brackenfell South, near Protea Village and Sonkring, with Bottelary Road giving access towards the farmlands and winelands and the R101 close by. Property guides describe the area as built up mostly within the last forty years, with freestanding family homes, modern townhouses in security estates, duplexes and apartments, and more than twenty sectional title complexes. First-time buyers are the group most likely to be surprised by certificates. When a home is sold, an Electrical Certificate of Compliance is a legal requirement, and the seller must provide it. A buyer who is stretching a budget to buy would much rather know about faulty wiring before signing than discover it afterwards, so a certificate obtained early works in everyone’s favour.
The other large group is landlords. With many apartments, duplexes and townhouses in the area, investors let units to students, young couples and families, and agents commonly ask for a valid certificate before a tenancy starts. Insurers may also ask for one if there is an electrical claim.
What We Find In Houses And Complexes Of This Age
Homes from the last few decades are generally in better electrical condition than those from the 1960s, but age is not the only factor. Their wiring was designed for the appliances of its time, and many owners have since added air conditioners, extra plugs, home-office circuits, solar inverters and EV chargers. We often see:
- Additional circuits connected by DIY or unregistered contractors.
- Distribution boards that are full, with breakers doubled up under one terminal.
- Missing or faulty earth leakage protection.
- Geyser isolators and wiring that have degraded with heat.
- Inverter or solar connections that were never documented.
- Garage or boundary wall circuits and gate motors with weak protection.
In sectional title schemes, each owner needs a certificate for the unit, while common areas are the responsibility of the body corporate or managing agent. In security estates, the homeowners association may also have its own requirements for resale. If a property has a gas installation, a separate certificate is needed, and a plumbing certificate covers the geyser and visible plumbing. An electric fence needs its own certificate as well.

Booking In Brackenfell

We would rather ask a few questions up front than leave you waiting on paperwork the week of transfer.

I am a first-time buyer in Protea Heights. Who provides the COC?
The seller must provide a valid Electrical Certificate of Compliance on transfer. As a buyer, you can ask us for an inspection beforehand if you want to know the real condition of the wiring.
How old does a house need to be before it has electrical problems?
Age is only part of it. Unauthorised additions, overloaded boards and missing earth leakage protection cause failures in newer homes as well. We test the installation itself rather than guessing from the year built.
I own several flats in a complex. Can you inspect them together?
Yes. We can schedule units one after another and issue a separate certificate for each, with dates that suit your leases. Tell us the unit numbers and tenants’ availability when you book.
Does the body corporate need to be involved?
The body corporate handles common areas, and the unit owner handles the unit. Check with your managing agent whether they need anything, and we can coordinate access and timing.
My home has a solar inverter installed by someone else. Will it be checked?
Yes. The inverter connection and its protection form part of the installation. If it is not documented or correctly protected, we will note it, quote for corrections and re-test before issuing the certificate.
Can you also issue a gas certificate for my braai or stove?
Thermo Compliance issues gas certificates where there is a gas installation, alongside electrical, plumbing, electric fence and beetle certificates. Tell us what is installed so we can price and plan correctly.
What if my estate needs the certificate within a deadline?
Tell us the deadline when you book. Estates and conveyancers often work to fixed dates, so we schedule around them, and if repairs are needed, we explain what is possible within your timeframe.
Is there a call-out fee?
No. The There is no call-out fee and no obligation when you ask for a quote. You pay only for the certificate and any repair work you decide to go ahead with after seeing the quote.
