Thermo Compliance, a division of Thermo Group, provides Electrical Certificates of Compliance throughout Retreat for houses, flats, shops and workshops, and arranges plumbing, gas, electric fence and beetle certificates whenever a transaction calls for them. Whether the trigger is a sale, a new tenant or an insurer, our team inspects the installation, repairs what fails and certifies the result.
Why Retreat Owners, Landlords & Business Operators Need Us
Electrical COC
Full DB board, earthing, wiring and earth-leakage inspection for sales, rentals and insurance.
Plumbing (Water) COC
Pipework, fittings and water installation compliance for property transfers.
Gas COC
LPG installation safety inspection for gas appliances, piping and cylinder storage.
Electric Fence COC
Perimeter electric fence and energiser compliance for security installations.
Certificates Across A Large, Mixed Suburb
Retreat spreads over more than five square kilometres, with Steenberg and Lavender Hill to the south, Tokai, Bergvliet and Kirstenhof to the west and Heathfield to the north. Main Road and the Simon’s Town railway line run along its western side. A suburb of that size, home to tens of thousands of people, sees constant movement of houses and flats between owners and tenants, and a sizeable commercial and industrial footprint on top.
Most owners first meet the Electrical Certificate of Compliance when they decide to sell. The law requires one for the sale of a property, so a transfer cannot complete without it. Landlords and letting agents regularly want a current certificate before a new tenant moves in, and insurers often ask for one on an older house or following a claim. Where a property has gas appliances, an electric fence or a timber roof, certificates for gas, the fence and beetle activity may be requested as well.
Commercial property raises different questions. A business owner renewing a lease, a landlord handing a unit to a new occupier or a company updating its insurance may all call for an inspection. For those premises the certificate covers distribution boards, isolators, machine supplies and lighting, not just sockets and switches.
When you contact us, state whether the property is a house, flat, shop or workshop and who can open it for the inspector. That detail sharpens the quote and prevents a wasted trip.
Leaving the order until the final week is the most reliable way to turn a routine inspection into a scramble. If a defect appears, there has to be time to repair it and test again before the deadline set by a buyer, a landlord or an underwriter.
Typical Findings In Retreat Properties
Residential streets contain homes of many ages, so what inspectors discover varies too. Older houses often retain original boards lacking modern earth leakage protection, extensions fed from the nearest circuit and earth bonding that was never finished. Flats can show overloaded distribution boards, broken sockets and unlabelled breakers. Across both types, DIY changes, loose connections and joints held together with tape cause the majority of failures.
In business premises the story is about growth. Boards end up crowded, machines run without a proper isolator, cables hang where they can be damaged and lighting circuits have been lengthened without suitable protection. Units with an electric fence or gate motors carry separate certificates for those installations, which owners frequently forget.
- Older boards with a missing or non-working earth leakage unit
- Additions supplied from the closest socket
- Crowded boards in shops and workshops
- Heavy machines or appliances with no isolator or on undersized cable
- Fences, gates and security systems without a current certificate
Almost all of these are routine repairs. Our electricians can complete them promptly so the certificate is not held up.
Booking And Preparing For The Visit
Ring 021 203 5337 or send the form on this page to receive a quote, with no call-out fee and no obligation. The estimator offers a rough figure for a typical house, and we settle the price for larger or commercial premises once we know how many boards, phases and outbuildings there are.
During the visit the inspector tests every circuit, studies the board, protection devices, bonding and visible wiring, and notes anything non-compliant. A clean installation earns the certificate. Defects produce a written list with a repair quote, and after the work is complete the installation is tested once more.
For rentals we need a tenant or agent contact. For businesses we need a keyholder able to open every area, storerooms and plant rooms included, and a brief power-down may be needed while we test, so pick a quiet moment. Homeowners should clear the way to the meter box and ceiling hatch ahead of time.

⭐⭐⭐⭐⭐ Excellent Service from Thermo Group! I had a wonderful experience with Thermo Group when I needed electrical issues fixed at my home. From the very beginning, the service was excellent. Nikita, the office administrator who assisted me with booking the job, was incredibly helpful, friendly and professional. She made the booking process smooth and effortless. Warwick, the technician who attended to the electrical issues, was equally impressive. He was professional, knowledgeable and efficient, and I truly appreciated the service he provided. It's refreshing to deal with a company that values its customers and delivers such great service from the office right through to the technical team. A big thank you to Nikita, Warwick and the entire Thermo Group team! I would highly recommend their services to anyone looking for reliable and professional assistance. Thermo Group delivered exceptional service from start to finish. From my first contact with Nikita who listened to me & responded urgently, to the electricians Alfred and Phato who arrived promptly, quickly found the problem and returned over the weekend to make repairs at short notice and even waited without complaint for 2 hours for the municipal contractor, to Warwick who was available around the clock and went above and beyond to check in with me and to get the City to restore my power after it simply closed my case after 6 hours. The team’s professionalism, clear communication and follow-through, genuine care and support are rare. I highly recommend Thema Group.Posted on Google![]()

On 24 September 2026 Russel and his team (Ebrahim, Michael and Alfred) visited us and went through the various areas of their expertise. We found them to be very pleasant and knowledgeable in their respective fields. It was a real pleasure having them carry out the COC.
Do I need a COC to sell my house in Retreat?
Yes. An Electrical Certificate of Compliance is required by law when a property is sold. We inspect the installation, repair defects and issue the certificate, ideally before the property is listed.
Can you certify a workshop with three-phase equipment?
Yes. Tell us about the boards, phases and machines when you book so we allow enough time. We test the circuits, isolators and earthing and list any repairs needed before the certificate can be issued.
I am a landlord with a flat near Retreat station. What do I need?
Agents and landlords commonly ask for a current Electrical COC before a new tenant moves in. We inspect the flat, repair defects and issue the certificate, and can coordinate access with the tenant or managing agent.
Will the inspection interrupt my business?
A short shutdown is sometimes needed for testing. Tell us your trading hours and we try to arrange a time that disturbs you least, testing one section at a time where the layout allows.
What if my premises have both a gas installation and an electric fence?
Each has its own certificate. Thermo Compliance can inspect and certify the gas installation and the fence alongside the electrical inspection, repairing any faults first. Tell us what is on site at booking.
Does my insurer accept a Thermo certificate?
Insurers set their own requirements, so ask yours what they need. We can issue the Electrical COC and, if defects were found, document what was repaired, which gives you the information an insurer typically asks for.
The buyer wants a beetle certificate for my older house. Can you arrange it?
Yes. A beetle certificate covers timber roofs and floors and is often requested by buyers of older houses. We can arrange it with the electrical inspection so you deal with one company.
What happens if the inspection finds defects?
You receive a clear written list with a repair quote. Once the work is done, we retest and issue the certificate. Nothing proceeds without your approval, and there is no call-out fee when you ask for a quote.
