Flats, Townhouse Schemes and Landlords: Getting Approval

The City of Cape Town’s plan for the Bellville town centre, approved by Council in December 2023, aims for denser mixed-use development with housing, offices and shops. More people living in flats and townhouses means more owners asking whether solar is possible in a sectional title scheme. The answer is usually yes, with paperwork.

How sectional title schemes usually handle it

  • The roof is generally common property, so an owner cannot simply put panels on it.

Buyers of flats are also starting to ask about solar paperwork when a unit changes hands. If a system already exists, the new owner needs the certificate of compliance and any City documents, and if the system was never authorised, it will have to be regularised or removed. Sellers who know this early can avoid a delay at transfer.

Older Homes: Check the Board Before the Panels Go On

Every solar installation is an electrical installation, and a new inverter and battery put extra demands on the existing board and wiring. In older Bellville homes that is where surprises show up. Industry commentary says aluminium conductors were used in many South African homes from about 1960 to the mid-1980s, and loose or corroded joints on old circuits can overheat once loads change. Batteries belong in a dry, ventilated place, away from direct sun, escape routes and flammable storage.

Size for the worst week and not the best. A battery that is flat by evening after a cloudy winter day cannot carry an evening outage, so the design should allow for repeat cuts and for the days when the panels produce less. If you plan to add batteries or panels later, say so at the start, because the City requires a new application when an authorised system is changed or expanded.

Business and Industrial Roofs in Bellville
