Thermo Compliance is a division of Thermo Group that specialises in Electrical, Plumbing, Gas, Beetle, Electric Fence & Solar Certificates of Compliance (COC) for Zonnebloem and the surrounding areas. We issue Cape compliance certificates for electrical, plumbing, gas, electric fence, beetle and solar inspections.
Zonnebloem has a high share of rented homes, student rooms and investment flats, and that means certificates are needed constantly. Thermo Compliance, a division of Thermo Group, inspects houses, flats and commercial premises, repairs defects and issues Electrical Certificates of Compliance. We can also arrange plumbing, gas, electric fence and beetle certificates where a property has those installations, so landlords and sellers can sort everything in one go.
Why Zonnebloem Landlords & Property Buyers Need Us
Electrical COC
Full DB board, earthing, wiring and earth-leakage inspection for sales, rentals and insurance.
Plumbing (Water) COC
Pipework, fittings and water installation compliance for property transfers.
Gas COC
LPG installation safety inspection for gas appliances, piping and cylinder storage.
Electric Fence COC
Perimeter electric fence and energiser compliance for security installations.
A rental-heavy suburb where paperwork is a regular task
Zonnebloem sits at the eastern edge of the City Bowl, next to the former District Six and close to the central business district, a university campus and a number of schools and institutions. The housing is varied: older terraced houses, small blocks of flats, student accommodation, mixed-use buildings with shops downstairs, and newer developments. A large proportion of households rent rather than own, which makes the suburb a landlord’s market and generates a steady stream of lettings, re-lettings and sales.
Each of those events can trigger a request for an Electrical Certificate of Compliance. It is legally required when a property is sold, so a transfer cannot go through without one. Letting agents and landlords commonly insist on a current certificate before a new tenant moves in, and insurers often ask for one when a policy is issued or a claim is made.
If you own a block of flats or a building let by the room, a single certificate may not be enough. Each unit or separately metered portion needs to be looked at individually, and any communal supply, such as stair lighting or a shared yard, may form its own part of the inspection. We explain this when we quote so there is no confusion about scope.
What inspectors typically find in rented and older buildings
Properties that have housed many tenants over many years tend to show similar problems. Wear, repairs by non-electricians and added appliances all leave marks. The most common findings are:
- Overloaded circuits feeding several rooms, often from a board that has no spare capacity
- Missing or faulty earth leakage protection, especially in older fuse-board properties
- Sockets that are cracked, scorched or loose in the wall
- Bedsit conversions where extra circuits were added without adequate protection or labelling
- Exposed or damaged wiring in roof spaces, garages and outbuildings
None of these is unusual in a suburb with many tenancies, and most can be fixed without drastic work. In some older terraced houses a partial rewire may be recommended, but we only suggest it when testing shows it is warranted, and we give you the choice before we proceed.
How we make the process work for landlords and agents
Call 021 203 5337 or use the form on this page. Tell us who holds the keys, whether the property is tenanted and when you need the certificate. There is no call-out fee and no obligation when you ask for a quote.
Access is often the real challenge with rented properties. We can contact tenants directly, agree a time that suits them and keep you informed. If you manage several properties in the suburb, we can group inspections and issue a clear report for each, which saves both of us repeated visits.
An electrician inspects and tests the installation. If anything fails, we describe the defect, quote the repair separately and wait for your decision. After the repairs are done and retested, Thermo Compliance issues the certificate. If the building has gas appliances, an electric fence or old roof timbers, we can add those certificates to the booking.
For buyers, a certificate is a useful bargaining tool. Asking the seller for a current certificate, or commissioning an inspection before you sign, tells you what repairs to expect and prevents nasty surprises after transfer. For bonded purchases, banks and conveyancers may also ask for one, so arranging it early keeps your timeline on track.
Landlords converting a house to rooms, adding a flatlet or splitting a supply should arrange an inspection once the work is finished, so the paperwork matches what has been built and the next tenant is protected.

⭐⭐⭐⭐⭐ Excellent Service from Thermo Group! I had a wonderful experience with Thermo Group when I needed electrical issues fixed at my home. From the very beginning, the service was excellent. Nikita, the office administrator who assisted me with booking the job, was incredibly helpful, friendly and professional. She made the booking process smooth and effortless. Warwick, the technician who attended to the electrical issues, was equally impressive. He was professional, knowledgeable and efficient, and I truly appreciated the service he provided. It's refreshing to deal with a company that values its customers and delivers such great service from the office right through to the technical team. Thermo Group delivered exceptional service from start to finish. From my first contact with Nikita who listened to me & responded urgently, to the electricians Alfred and Phato who arrived promptly, quickly found the problem and returned over the weekend to make repairs at short notice and even waited without complaint for 2 hours for the municipal contractor, to Warwick who was available around the clock and went above and beyond to check in with me and to get the City to restore my power after it simply closed my case after 6 hours. The team’s professionalism, clear communication and follow-through, genuine care and support are rare. I highly recommend Thema Group.Posted on Google![]()

On 24 September 2026 Russel and his team (Ebrahim, Michael and Alfred) visited us and went through the various areas of their expertise. We found them to be very pleasant and knowledgeable in their respective fields. It was a real pleasure having them carry out the COC.
I let rooms in a house in Zonnebloem. Do I need a COC?
Landlords and letting agents commonly require a current Electrical Certificate of Compliance before a new tenancy, and one is legally required if you sell. A room-by-room let also deserves a proper inspection of every circuit and the board.
Does each flat in my block need its own certificate?
Generally each separately metered unit is inspected individually, and any shared supply, such as stairwell lighting, is looked at separately. We explain the scope when we quote, so you know exactly what will be certified.
Can you arrange access with my tenants?
Yes. Give us their contact details or your agent’s and we will book a time that suits them. We keep you updated, so you do not have to take time off to let an electrician in.
What if my property fails the inspection?
We list what failed, explain the repair and give a separate quote. Common fixes in rental properties include adding earth leakage protection, replacing damaged sockets and correcting overloaded circuits. We issue the certificate once the work has been done and retested.
I’m buying a flat. Should I ask for a COC?
Yes. A sale legally requires a valid certificate, and asking early shows what repairs might be needed. You can also commission an inspection yourself before signing, so you know the true condition of the electrics.
Do you issue certificates for commercial or mixed-use premises?
Yes. Shops, offices and mixed-use buildings can be inspected and certified, including trading units with flats above. Tell us the layout and how it is metered when you book so the quote and the inspection cover the right areas.
Can you do gas, electric fence or beetle certificates too?
Thermo Compliance can arrange them where the property has gas appliances, an electric fence or timber that needs inspection. Booking them with the electrical certificate means fewer visits and a single combined quote.
Is there a call-out fee or obligation when I ask for a quote?
No. There is no call-out fee and no obligation. The cost depends on the size and number of units and whether repairs are needed, so we quote after assessing the property.
