Brooklyn lies close to the city, with the M5 running through it and the N1 just to the south, and the Black River winding through a section of the suburb. It was developed in part as early low-cost housing, and its closeness to Air Force Base Ysterplaat gives it a long aviation association. Investors and landlords are the largest group. A rental unit changes hands or tenants often, and agents commonly require a valid Electrical Certificate of Compliance before a new tenant moves in. When a unit is sold, the certificate is a legal requirement for the transfer, and the conveyancer will ask for it. Owners who run a flat as a short-term let may also find that insurers or platforms expect proof that the electrics have been inspected, although the exact rules depend on the insurer.
Because many units are in sectional title schemes, there is a split of responsibility. The owner is responsible for the installation inside the unit, and the body corporate looks after common areas such as passage lighting, shared pumps and gates. If you own a unit, ask your managing agent what they need before you book.
Inspecting Older Flats, Townhouses And Business Units
Properties of different ages sit side by side in Brooklyn, and the issues vary accordingly. I let my Brooklyn flat to tenants. Do I need a certificate?
Rental agents and landlords commonly require a valid Electrical Certificate of Compliance before a tenant moves in, and insurers often ask for one. It is legally required when you sell the unit.
Does a short-term let need an electrical certificate?
Platforms and insurers may ask for proof that the electrics have been inspected, and the unit still needs a certificate for sale. Check your insurer’s terms. We can inspect and issue the certificate either way.
Who is responsible for the electrics in a sectional title unit?
The owner is generally responsible for the installation inside the unit, and the body corporate for common areas. Ask your managing agent what documentation they require before you book the inspection.
Can you inspect several units on one visit?
Yes. We can inspect and certify multiple units one after another, issuing a separate certificate for each. Give us unit numbers and key arrangements when you book so access does not delay the visit.
Can you do a commercial unit near the N1?
Yes. Commercial units often have three-phase boards and heavier equipment, so the inspection takes longer. Tell us the type of premises and size when booking so we plan the visit properly.
What if the tenant is not available?
We can arrange a time with the tenant, or collect keys from your agent if you authorise it. Power is usually off briefly at the board, so tenants should be told in advance.
What if the unit fails?
You receive a clear explanation and a written quote for repairs. If you choose to go ahead, we fix the faults and issue the certificate. You are free to use another contractor for the repair if you prefer.
Can the same visit cover plumbing and gas certificates?
Often, yes. Thermo Compliance issues electrical, plumbing, gas, electric fence and beetle certificates. Tell us what the property has, such as a gas hob, so we can arrange the right inspections together.
