Every certificate we issue in Clifton
Thermo Compliance, a division of Thermo Group, inspects and issues electrical, plumbing (water), gas, beetle, electric fence and solar PV compliance certificates in Clifton. Tell us what your property has and we book the inspections you need, in one visit where possible.
Electrical compliance certificate (electrical COC) in Clifton
An electrical COC confirms that the electrical installation on your property, including the wiring, distribution board and earthing, was inspected and tested against the national wiring standard, SANS 10142-1. It is the certificate asked for most often when a property is sold, transferred, let or insured. If faults are found we quote the repairs, and the certificate is issued once they are fixed.
With Thermo Group: from R550 for a house and R480 for a flat on a cash sale, and from R680 for a house and R550 for a flat on a transfer. Each extra certificate booked for the same property is R50 less.
Plumbing (water) compliance certificate in Clifton
A plumbing COC, also called a water certificate of compliance, confirms that the water installation on your property (pipes, geyser, valves and fixtures) has been inspected and meets the City of Cape Town requirements. The City requires one when a property is transferred, so most sellers need it alongside the electrical certificate.
With Thermo Group: from R550 for a house and R480 for a flat on a cash sale, and from R680 for a house and R550 for a flat on a transfer. Each extra certificate booked for the same property is R50 less.
Gas compliance certificate (gas COC) in Clifton
A gas COC is issued after a qualified inspector checks that the gas installation on your property meets the legal safety requirements. If your property has gas installed, the sale agreement or your conveyancer will usually ask for a gas certificate. A portable gas braai or camping stove is not a fixed installation.
With Thermo Group: from R550 for a house and R480 for a flat on a cash sale, and from R680 for a house and R550 for a flat on a transfer. Each extra certificate booked for the same property is R50 less.
Beetle certificate in Clifton
A beetle certificate is a wood borer (beetle) inspection report. An inspector checks the accessible timber in your property, such as roof timbers, and reports on any beetle activity. It is usually a condition in the sale agreement rather than a legal requirement, so check your agreement or ask your agent or conveyancer.
With Thermo Group: from R550 for a house and R480 for a flat on a cash sale, and from R680 for a house and R550 for a flat on a transfer. Each extra certificate booked for the same property is R50 less.
Electric fence certificate of compliance in Clifton
An electric fence COC is issued after a qualified inspector checks that the electric fence system on your property meets the legal safety requirements. If your property has an electric fence, the sale agreement or your conveyancer will usually ask for a fence certificate. Electric fence certificates are for houses.
With Thermo Group: for a house from R550 on a cash sale and from R680 on a transfer. Each extra certificate booked for the same property is R50 less.
Solar PV certificate of compliance in Clifton
A solar COC confirms that the solar PV and battery installation on your property has been inspected and meets the safety requirements. It is usually asked for when you sell a property with a solar system, for insurance, or when your system needs municipal approval.
With Thermo Group: from R550 for a house and R480 for a flat on a cash sale, and from R680 for a house and R550 for a flat on a transfer. Each extra certificate booked for the same property is R50 less.
Clifton: what to know before you book a certificate
Clifton is a coastal residential suburb on the Atlantic Seaboard between Bantry Bay and Camps Bay, made up mostly of apartments, boutique residential buildings and villas on the slopes above the beaches. It falls under the City of Cape Town, so the City water installation certificate applies when a property is transferred.
Apartments and sectional title
For an apartment, the certificate covers the unit from its own distribution board onwards. Risers, passage lights and meter rooms belong to the body corporate. Check with your managing agent what the unit includes before you book.
Sea air and older installations
Coastal conditions can be hard on outdoor fittings and exposed metal, which is one reason older installations near the sea can need repairs before they pass. If anything needs fixing, we quote the repairs and issue the certificate once they are done.
Villas with solar, gas or a pool
Larger homes often have extras such as a solar system, gas, a pool or an electric fence. Tell us what is on the property when you book and we will quote for everything together.
Thermo Compliance is a division of Thermo Group that specialises in Electrical, Plumbing, Gas, Beetle, Electric Fence & Solar Certificates of Compliance (COC) for Clifton and the surrounding Bantry Bay, Camps Bay and Atlantic Seaboard area. We issue Cape compliance certificates for electrical, plumbing, gas, electric fence, beetle and solar inspections.
Whether you need an Electrical COC, Plumbing (Water) COC, Gas Certificate of Compliance, Beetle (Wood Destroying Organism) COC, Electric Fence COC or Solar COC in Clifton, our registered inspectors handle every certificate type — for cash sales, property transfers, and rentals alike.

Why Clifton Needs So Many COC Inspections
Clifton is one of South Africa’s most exclusive addresses, famous for its four numbered beaches and cliffside homes with some of the highest property values in the country. Many of these are architecturally ambitious multi-level homes built into the slope, with extensive outdoor lighting, pools, lifts and complex electrical systems well beyond a standard household installation. Between high-value sales, homes used seasonally as holiday properties, and the sheer complexity of these installations, Clifton COC inspections tend to be more involved than most — and we take the time to get every detail right.
Complex, High-Value Homes Built Into The Cliffside
A Clifton property is rarely a simple single-level installation — multiple levels, lift motors, pool and pump circuits, extensive outdoor and security lighting, and sea-facing fittings exposed to salt air all need to be checked as part of a thorough Electrical COC. Because many of these homes are used seasonally as holiday properties, electrical issues can go unnoticed for long stretches between visits. We inspect the full system carefully, not just the areas in everyday use, so the certificate reflects the true condition of the property.
What We Check For Your Electrical Certificate Of Compliance
An Electrical COC isn’t a quick glance at the DB board — it’s a proper set of measured tests. We check earth leakage protection, run loop impedance and prospective short-circuit current tests on every circuit, confirm the DB board is correctly labelled and has no unauthorised additions, and physically inspect wiring, plugs and light fittings throughout the property. Where a previous installation cut corners — a DIY addition, an unlicensed electrician, a circuit that was never tested — we’ll find it and tell you exactly what needs to be corrected before we can issue the certificate.
Already Have Solar Installed?
If your Clifton property has solar, it needs its own Solar Certificate of Compliance in addition to the standard electrical COC. We issue both together where needed. And if the system itself needs servicing rather than certifying — underperforming, tripping, or just never checked since installation — visit our Solar Maintenance Cape Town page.

⭐⭐⭐⭐⭐ Excellent Service from Thermo Group! I had a wonderful experience with Thermo Group when I needed electrical issues fixed at my home. From the very beginning, the service was excellent. Nikita, the office administrator who assisted me with booking the job, was incredibly helpful, friendly and professional. She made the booking process smooth and effortless. Warwick, the technician who attended to the electrical issues, was equally impressive. He was professional, knowledgeable and efficient, and I truly appreciated the service he provided. It's refreshing to deal with a company that values its customers and delivers such great service from the office right through to the technical team. A big thank you to Nikita, Warwick and the entire Thermo Group team! I would highly recommend their services to anyone looking for reliable and professional assistance. Thermo Group delivered exceptional service from start to finish. From my first contact with Nikita who listened to me & responded urgently, to the electricians Alfred and Phato who arrived promptly, quickly found the problem and returned over the weekend to make repairs at short notice and even waited without complaint for 2 hours for the municipal contractor, to Warwick who was available around the clock and went above and beyond to check in with me and to get the City to restore my power after it simply closed my case after 6 hours. The team’s professionalism, clear communication and follow-through, genuine care and support are rare. I highly recommend Thema Group.Posted on Google![]()

Alfred and Yusuf were absolutely amazing checking and redoing our electrics. Alfred made the effort to keep us in the loop at all times and went above and beyond to resolve issues. The team were considerate of us working from home but still very quick and efficient. I would not hesitate to recommend them.Posted on Google![]()

On 24 September 2026 Russel and his team (Ebrahim, Michael and Alfred) visited us and went through the various areas of their expertise. We found them to be very pleasant and knowledgeable in their respective fields. It was a real pleasure having them carry out the COC.
Do I need a COC to sell my property in Clifton?
Yes. An Electrical Certificate of Compliance is a legal requirement for every property sale in South Africa, and Plumbing, Gas and Electric Fence COCs are also required where those installations are present. We can issue all four for your Clifton property transfer, however substantial the installation.
My home is down one of Clifton’s famous cliffside staircases — can you still carry out the inspection?
Yes. Access on Clifton’s steep, stepped properties is something we plan for in advance, and our team is well equipped to carry out a full inspection on multi-level cliffside homes without it slowing down the process.
Does the sea air affect a compliance inspection on properties this close to the water?
Significantly, yes. Clifton’s direct beachfront exposure means outdoor DB boards, pool and geyser wiring, and balcony or deck fittings corrode faster than almost anywhere else in Cape Town. This is one of the most common findings we correct before issuing the certificate.
Do you also certify solar installations in Clifton?
Yes. We issue Solar Certificates of Compliance alongside standard electrical COCs, and we also maintain and fault-find solar systems that need servicing — installed by us or by another company.
How long is a Certificate of Compliance valid, and how quickly can you issue one?
A COC has no fixed expiry but should be renewed whenever significant electrical work is done, or roughly every two years for a rental property. Most Clifton inspections are completed and the certificate issued within a few working days, sooner if no remedial work is needed.
What happens if my property in Clifton doesn’t pass the compliance inspection?
If any part of the installation doesn’t meet SANS 10142-1 standards, we provide a written schedule of defects with a clear, itemised quote to fix them. Once the repairs are done, we re-inspect your Clifton property at no extra call-out charge and issue the Certificate of Compliance as soon as it passes.
Does a Certificate of Compliance cover my geyser, stove and other appliances in Clifton?
A COC covers the fixed electrical installation — wiring, distribution boards, earthing, and the points appliances connect to — rather than the appliances themselves. So your geyser’s wiring, isolator switch and earthing are inspected, but a faulty geyser element or stove isn’t part of the COC. If you’d like your Clifton property’s appliances tested at the same time, we’re happy to check those during the same visit.
Do I need a separate Certificate of Compliance for a granny flat or flatlet in Clifton?
Yes — any self-contained flatlet, granny flat or cottage with its own electrical connection needs to be included in the compliance inspection, even if it shares a meter with the main house. We check the sub-circuit, isolator and earthing for the flatlet as part of the same Clifton COC visit, so you get one certificate covering the whole property.
