A Planned Industrial Town Finding A New Direction

Atlantis was established in the 1970s as an industrial town, drawing manufacturers with incentives, and it has gone through boom, decline and renewal since. Today it combines long-established factories and service businesses with newer investment in green manufacturing, including wind components, appliances and e-waste recycling. The Atlantis SEZ covers about 118 hectares, with serviced stands developed in phases. For solar, that means two kinds of customer: new tenants who can plan roofs and electrical supply from scratch, and older businesses that want to retrofit onto buildings with a long history.

Both groups tend to have large, flat or gently pitched roofs and substantial daytime demand. In new buildings we can recommend roof loading, conduit and board space before the shell goes up. In older ones, we inspect sheeting, purlins and the electrical supply carefully before agreeing a design.

Wind, Sand And Salt On The Atlantic Side

Atlantis lies on open, flat ground not far from the West Coast, so wind is part of daily life. The south-easter blows hard in summer and winter fronts arrive from the north-west. We choose mounting systems rated for strong uplift, add ballast or extra fixings where the roof type requires it, and secure cables so they do not chafe or vibrate loose. Sandy conditions and coastal air also mean dust and some salt reach panels and enclosures, so we select enclosures with proper ingress protection and put inverters out of direct weather.

Because the town is some distance from Cape Town’s main commercial centres, we plan deliveries and crane hire carefully, and bring the equipment and spares each stage needs, so work is not held up by repeated trips back and forth.

Operations, Backup And Approvals

Heavy manufacturing and processing plants often run shifts or overnight, so solar will not cover every kilowatt-hour. We show you the realistic daytime offset, discuss whether storage or load shifting makes sense, and where outages would damage product or equipment we design backup for those critical loads specifically. Where a plant is on a commercial or time-of-use tariff, we look at your demand pattern and explain what solar will and will not change.

As Atlantis is within the City of Cape Town, grid-tied systems here go through the City’s SSEG process, which we handle. Many tenants lease from landlords or from the zone, so consent over roof use and electrical connections is arranged alongside the technical design.

Is Atlantis part of the City of Cape Town for solar approval?

Yes. Atlantis falls within the City of Cape Town, so rooftop systems go through the City’s SSEG process. Thermo Group prepares and submits the application, and makes sure approval is in place before the system is switched on to the network.

How does wind affect rooftop solar in Atlantis?

Strong, steady wind is the main design factor. We use mounting systems rated for high uplift, add ballast or extra fixings where the roof type requires it, and secure cabling against vibration. Layouts are based on your roof, not a standard template.

We run night shifts. Is solar still worthwhile?

Often yes, because the daytime share of your load can still be substantial. We analyse your shift pattern and bills, show the realistic offset, and discuss storage only where it makes sense, for example for critical processes.

We are a new tenant in the SEZ. When should we involve you?

Early, ideally while your building design is still being finalised. Providing for roof loading, conduit, inverter space and board capacity from the start is easier than retrofitting, and lets us align the system with your lease and any zone requirements.

Can solar run our process equipment if the grid fails?

Only with batteries or generator integration through a hybrid system. We size backup for specific critical loads, such as control systems, cold rooms or safety equipment, and explain how long they can run, rather than promising to power a whole plant.

Do older Atlantis factories need upgrades before solar?

Sometimes. Older roofs, distribution boards and protection devices may need repair or upgrading first. We inspect these during the site visit and quote any preparatory work separately and in writing, so you can decide with the full picture.

How do you handle the distance from Cape Town?

We plan visits, deliveries and crane hire in advance, and bring the materials and spares each stage needs, so the site is not left waiting. A clear schedule agreed with your facilities manager keeps the project predictable.
