Electrical Emergencies in Tokai: Typical Causes by Property Type
Tokai mixes postwar family houses, forest-edge homes, townhouses, apartments and garden cottages, and each tends to produce a different kind of after-hours problem. The table shows what we are usually called out for and the first safe step.
| Property type | Typical emergency | First safe step |
|---|---|---|
| Original postwar house | Ageing board overheating, scorched sockets, breakers that trip every time the geyser or stove comes on | Leave the tripping circuit off and unplug what is on it |
| House close to the forest edge | Water in outdoor sockets and enclosures, storm damage to cable, smoke or heat exposure | Keep away from wet fittings and call for help |
| Townhouse or apartment | Main breaker down in a shared board, failed geyser circuit, a burning smell from a socket | Switch off the unit’s main if dry and reachable, and tell the building manager |
| Garden cottage or flatlet | Loss of the sub-supply from the main house, a warm or damaged feeder cable | Leave the cottage supply off and do not bypass any protection |
| Home with an inverter or battery | Fault alarms, a burning smell from the equipment, a changeover that will not switch | Keep away from the equipment and isolate only if it is safe to reach |
What to Do in the Minutes Before an Electrician Arrives
General safety guidance only. It is not a substitute for a professional repair.
- If someone has had a shock, do not touch them while they may still be in contact with live equipment. Switch off at the main only if you can do so safely, and call 112 for medical help.
- If there is smoke or flame, get everyone out and call 112 first. Water is not safe on an electrical fire.
- If a socket, plug or appliance is hot, smoking or melted, switch off at the main if you can reach it with dry hands, and leave the item alone.
- Do not touch a board that is wet, scorched or buzzing.
- Keep children and pets out of the room and turn off any garden sprinklers near outdoor sockets.
- Leave breakers that trip repeatedly in the off position, and write down which circuit it was.
Describing what has happened as accurately as possible helps the electrician bring the right equipment and decide how best to make the property safe.
Forest-Edge Homes: Storms, Damp and Smoke
Tokai sits on the foothills of the Constantiaberg, beside Tokai Forest and Tokai Park, which are part of Table Mountain National Park. That setting is pleasant, but it affects what goes wrong electrically.
- Winter storms. Wind and rain can bring down branches onto cabling and outdoor fittings, and rain finds its way into any outdoor enclosure that is cracked or poorly sealed.
- Persistent damp. Shaded patios and garden walls stay wet for long periods, and corroded connections in garden circuits are a common starting point for a fault.
- Fire and smoke events. By 4 March 2015 the Cape Peninsula fire had reached the Tokai area. In any fire emergency, follow the instructions of the authorities, leave when told to, and do not stay behind to switch things off.
After smoke, heat or firefighting water has reached a home, treat the electrical installation as suspect until it has been checked. Do not switch a wet or scorched board back on, and do not use sockets that smell of burning. An electrician can test the circuits and tell you what is safe to re-energise.
Old Boards, Overloaded Circuits and Burning Smells
Tokai was developed from the late 1940s, and some of its older homes still run on boards and circuits that were planned for far fewer appliances. Modern life adds heavy loads such as geysers, ovens, air-conditioners, pool pumps and tumble dryers, and ageing connections cope badly with them.
- A burning or fishy smell. Usually hot insulation or a loose connection. Switch off the circuit and call.
- A tingle from a tap or appliance body. Points to an earth fault or missing bonding, and it is a real shock risk.
- Multi-plugs that are warm to touch. The circuit is carrying more than it was meant to, so unplug some of the load.
- A board that hums, buzzes or crackles. Often a loose terminal or failing breaker, and it can progress quickly.
Once the immediate danger has been dealt with, the longer-term answer is often a new board with earth leakage and surge protection. See distribution board upgrades for how that works.
Power Out in Tokai: Load-Shedding Recovery and Voltage Spikes
Tokai is on the City of Cape Town’s electricity network and its load-shedding schedule, so many outages are scheduled or caused by the network and not by anything in your home. What matters is how you get through them without damaging equipment.
- Before a scheduled outage, switch off and unplug sensitive electronics, as the City advises, and leave one lamp switched on so you can tell when power returns.
- When power comes back, wait a few minutes before restarting fridges, air-conditioners and pumps, so the surge from several motors starting together does not trip the board.
- If the main breaker or earth leakage unit trips as soon as power returns, something in the house has a fault. Switch off the circuits one at a time and bring them back individually.
- If neighbours have power but you do not, the problem is on your side of the meter.
- If the whole area is dark, report it to the City on 0860 103 089 and choose the electricity option.
Inverter and battery systems add another layer. A changeover that refuses to switch, or an inverter showing a fault code, should be left alone and looked at by a qualified person.
After the Call-Out: Making the Repair Permanent
An emergency visit often ends with the installation safe but not finished. A permanent repair may need parts, access to a roof space, or a decision from you, and the electrician will explain what has been done and what remains. Our quotes carry no charge and no call-out fee, and there is no obligation to go ahead.
- Written quote. Ask for the remaining work to be listed and priced before it proceeds.
- Testing. Repaired circuits should be tested before they are handed back.
- Certificates. New or altered wiring needs documenting, and a transfer or rental may call for a full electrical certificate of compliance.
- Insurer. Keep photos, the invoice and a written description of the fault and the repair.
For planned work, the standard electrician service in Tokai handles bookings.
What to Tell Us, Especially in Estates and Complexes
Estates, townhouse complexes and apartment blocks are part of Tokai’s housing mix, and getting through the gate is part of any night-time call-out. Before you phone 021 203 5337 or 082 302 0683, have this ready:
- The street address, unit number and the name of the complex or estate.
- How the electrician gets in: gate code, guard details, or visitor registration instructions.
- The building manager or managing agent’s contact, if the supply is shared.
- Where the meter room or distribution board is, and who holds the key.
- What happened, what you smelled or heard, and what you have switched off.
- Whether there is an inverter, battery or generator connected to the board.
Our main page on emergency electricians in Cape Town covers the service across the metro. Emergency cover extends to Constantia, Bergvliet, Plumstead and Newlands.
Emergency Electrician Tokai: More Questions Answered
Do not touch the person while they may still be in contact with live equipment. Switch off at the main if you can do so safely, then call 112. Even if they seem fine, a shock can have delayed effects, so they should get medical advice. Tell the electrician what happened so the fault can be traced.
A brief spark when a plug is pulled out can be normal, but repeated sparking, scorch marks, a burning smell or a socket that is hot are not. Switch off the circuit if it is safe to do so, leave the socket alone and call an electrician. Do not keep using it in the meantime.
The risk is mostly the voltage spike that can come when supply returns. Unplugging sensitive electronics before a scheduled outage reduces it, and a surge protection device at the board helps. Geysers are usually protected by their own thermostat and trip, but a geyser circuit that trips repeatedly should be checked.
Treat it as an emergency. If there is smoke or flame, leave the building and call 112. If not, keep away from the unit, switch off its isolators only if that is safe to reach, and do not open the casing. Call an electrician who works on inverters and batteries.
Check your own board first, because the main or the earth leakage unit may have tripped. If the whole building or a shared board is affected, tell the building manager or managing agent. If your unit’s board looks fine and the problem persists, an electrician can test the unit’s supply.
Phone the security office or guard, tell them an electrician is coming and give the electrician’s name and contact number. Share the gate code if you have one, or ask the guard to expect the call. Give the unit number and the quickest route, and keep your phone on.
It can be. Lights that flicker or dim throughout the house, or that brighten when a heavy appliance starts, may point to a loose connection in the supply or at the board. If you also hear buzzing, smell burning or see appliances misbehaving, switch off and call.
Many policies expect prompt notice of a loss. Take photos of any damage, keep the invoice and ask the electrician for a written description of the fault and the repair. Your policy wording sets out what is required, and an insurer may ask for an electrical certificate.

Forest Shade, Ongoing Moisture
Tokai’s properties bordering the forest often stay damp and shaded longer than homes in open sun, and that moisture takes a toll on outdoor lighting, garden circuits and DB enclosures over time. What looks like a random fault often traces back to damp-related wear.
Backup Power Systems Under Real Load
More Tokai homeowners and estates are installing solar and battery backup to manage load-shedding. When these systems fault, it’s rarely a small issue: a changeover switch stuck, a battery bank not charging, or wiring not sized for the load. We fault-find and repair these systems whether we installed them or not.
Gated Estates & Common-Property Faults
For residents of Tokai’s gated estates, we also handle common-property electrical work — automated gate motors, security lighting and estate infrastructure — coordinating with body corporates and estate managers where needed.

My backup power / inverter system has stopped working — can you fix it?
Yes. We fault-find and repair inverters, battery banks and changeover switches, whether the system was installed by us or another company, and whatever size the installation.
Could moisture from the forest be causing my outdoor circuit fault?
It’s common in Tokai’s shaded, forest-edge properties. We check outdoor fittings and enclosures for damp-related wear as a first step.
Do you handle electrical faults on estate common property, like gates or security lighting?
Yes, we work with body corporates and estate managers on common-property electrical faults in Tokai’s gated estates, alongside repairs inside individual homes.
How fast can you get an electrician to me in Tokai?
We prioritise genuine emergencies — no power, sparking, or a burning smell — and aim to have a qualified electrician out the same day. Call or WhatsApp and let us know it’s urgent.
Will I need a Certificate of Compliance after a repair?
If you’re selling or renting your property, or significant rewiring was involved, we can issue an updated Electrical Certificate of Compliance at the same time as the repair.
Sparking, burning smells, exposed or melted wiring, a total loss of power, or a tripped main breaker that won’t reset are all genuine emergencies that need an electrician out to your Tokai property immediately. A single dead plug point or a light that’s stopped working usually isn’t urgent and can be booked in as a normal call-out — if you’re not sure which yours is, call us and we’ll tell you honestly.
Yes, after-hours and weekend emergency call-outs to Tokai carry a call-out fee, and we’ll always confirm it with you before we head out so there are no surprises. You’ll get a clear quote for any repair work before we start, on top of that call-out fee.
If it’s safe to reach, switch off the main breaker on your DB board to isolate the fault, and keep children, pets and water away from any exposed wiring or sparking outlets. Don’t attempt your own repairs in the meantime — our electrician will be with you in Tokai as quickly as possible to sort it out safely.
