St James is a narrow village on the False Bay coast between Muizenberg and Kalk Bay, with the mountain rising behind it. Its housing is largely Victorian and Edwardian, with some later Cape-style houses, and many of the buildings are well over a century old. What Inspectors Typically Find In Older Seaside Houses
In a house with Victorian or Edwardian origins, the wiring you see is often the latest in a sequence of upgrades. Inspectors commonly find a patchwork of cable types, boards with no earth leakage protection, and extensions wired from the nearest circuit. Roof spaces may contain old cable, loose joints and fittings that were never intended for a thatched or timber roof. Bonding between metal pipes and the earth system can be missing, particularly where plumbing has been replaced in sections.
The coastal setting adds corrosion. Salt air attacks sockets, switches and enclosures on verandas and exterior walls, and boards in damp rooms often show rust. Outdoor lights and pool or pump supplies are common weak points.

Is a beetle certificate common for St James houses?
It is frequently requested because so many houses have timber roofs, floors and decks. A beetle certificate is a separate timber inspection, and Thermo Compliance can arrange it alongside the electrical certificate.
My cottage has a thatched roof. Does that change the inspection?
It adds attention to roof-space wiring and fittings, which are checked for protection and suitability near thatch. The inspector may ask for safe access to the roof space, so tell us at booking.
The house has not been rewired for decades. Will it fail?
It might. Old cable, a board with no earth leakage unit and missing bonding are common reasons for failure. The inspection gives you a written list, and we quote the repairs before anything proceeds.
Can the inspection happen while the house is occupied by holiday guests?
Yes, but it is easier between bookings. Guests must allow access to every room, and we recommend scheduling when the house is empty so the inspector can switch off circuits without disturbing anyone.
Do I need a plumbing certificate as well?
Buyers and agents may request one, and older houses with mixed or old pipework deserve a check. Plumbing is a separate inspection by a registered plumbing contractor, which we can coordinate with the electrical one.
Does an alteration approval affect getting the certificate?
The certificate covers the electrical installation as it is. If you plan structural or visible changes to an older building, check heritage and planning rules with the City before building work starts.
What if I am overseas when the inspection is due?
Appoint a caretaker or agent to let us in, and give us their details when you book. Every room, roof space and outbuilding must be accessible, or the inspector cannot complete the certificate.
Is salt corrosion a reason for failure?
Corroded sockets, switches, fittings or board parts are defects and must be replaced before a certificate is issued. We provide a repair quote and fit weather-rated components, then retest the circuits.
