My house has three levels and a guest flat. Is that more complicated?
It takes more time because each distribution point and the cables between them must be tested. Tell us the layout when you book so that we allow enough time and give an accurate quote for the whole site.
Do pool pumps and outdoor kitchens fall under the certificate?
Yes. They are part of the installation, so their circuits, protection and weather sealing are tested. Pumps and appliances added later on a shared circuit are a common reason for a failed inspection.
The buyer wants a beetle certificate for my timber deck. Can you help?
Yes. A beetle certificate covers timber such as roofs, decks and floors, and buyers often request it for older houses with timber structures. We can arrange it with the electrical inspection.
I let a cottage on short stays. Does the certificate matter?
Agents, insurers and booking arrangements commonly ask for a current Electrical COC. Check what your agent or insurer expects, and tell us if you also need gas, plumbing or fence certificates.
Is a gas certificate needed for a gas braai?
A gas installation, including a braai or stove supplied from cylinders or fixed pipework, can need its own certificate. We can inspect it, fix faults and certify it. Tell us what appliances are connected.
What if I am not in Glencairn on the inspection day?
A caretaker, agent or neighbour can let us in, provided every level and outbuilding is accessible. Give us their contact details when you book, and we will arrange the time with them.
What if the inspection finds corrosion on outdoor fittings?
