Thermo Compliance is a division of Thermo Group that specialises in Electrical, Plumbing, Gas, Beetle, Electric Fence & Solar Certificates of Compliance (COC) for Flamingo Vlei and the surrounding areas. We issue Cape compliance certificates for electrical, plumbing, gas, electric fence, beetle and solar inspections.
Flamingo Vlei, a residential suburb of the Blouberg area beside the Rietvlei wetland, has family houses, townhouses and apartments, many with views towards Table Mountain. Thermo Compliance, a division of Thermo Group, issues the Electrical Certificate of Compliance (COC) here, plus plumbing, gas, electric fence and beetle certificates where required. Our qualified, insured electricians inspect, explain the findings and quote for repairs. There is no call-out fee when you ask for a quote.
Why Flamingo Vlei Owners & Landlords Need Us
Electrical COC
Full DB board, earthing, wiring and earth-leakage inspection for sales, rentals and insurance.
Plumbing (Water) COC
Pipework, fittings and water installation compliance for property transfers.
Gas COC
LPG installation safety inspection for gas appliances, piping and cylinder storage.
Electric Fence COC
Perimeter electric fence and energiser compliance for security installations.
A Wetland Suburb With A Steady Property Market
Flamingo Vlei takes its name from a seasonal wetland that attracts flamingos, herons and pelicans and lies next to the Rietvlei Nature Reserve, one of the larger coastal wetlands in the country. The suburb is purely residential, with tree-lined streets, views of Table Mountain and neighbours that include Parklands, Sunningdale, Big Bay and Table View. Property portals describe it as a place of spacious homes alongside townhouses and apartments, and as relatively affordable compared with some nearby coastal suburbs.
That appeal keeps homes changing hands. When a Flamingo Vlei property is sold, an Electrical Certificate of Compliance is a legal requirement, and the conveyancer will want it before the transfer can proceed. Many owners buy here as investors, and agents and landlords commonly require a current certificate before a new tenant moves in. Insurers also ask for one when an electrical fault leads to a claim.
Because the suburb mixes freestanding houses with townhouse complexes and apartment blocks, owners are often unsure who is responsible for which part of the installation. In general, the owner is responsible inside the property and the body corporate or homeowners association for shared supply and common areas. Your managing agent can confirm the arrangement for your scheme.
What Proximity To A Wetland And The Coast Means For Inspections
Living beside a wetland and a short distance from the sea has an effect on electrical installations. The air is often humid and can carry salt, and ground that stays damp for long periods affects anything buried or sitting close to the earth. Garden lighting, pool equipment, borehole or irrigation pumps and driveway gate motors are all exposed, and earthing at the board and at outbuildings is worth checking carefully.
When we inspect homes in areas like this, we pay particular attention to:
- Pool pump and filter circuits, and the protection on them.
- Garden and pathway lighting that may have water ingress or damaged cable.
- Garage and outbuilding supplies, particularly where cable runs underground.
- Earthing and bonding at the board, geyser and metal pipework.
- Gate motor wiring and battery condition.
- Geyser isolators and wiring in hot roof spaces.
Spacious homes often have extensions: a patio room, a flatlet or an upstairs addition. Each of these can include circuits that were added without a certificate, and they are a frequent source of failed inspections. If a property has gas appliances, a gas certificate is needed separately, and the plumbing certificate covers the geyser and visible water supply. An electric fence has its own certificate.
Booking And What To Expect
Call 021 203 5337 and tell us what the certificate is for. Mention any flatlet, pool, gas, electric fence or gate motor, because these shape how long the visit takes. A qualified electrician will test the board, the circuits, the earthing and the protection devices, and check visible wiring. The power is switched off for a short time at the board, so inform anyone at home.
If the installation passes, we issue the certificate. If it does not, you receive a clear list of defects and a written quote for repairs, with no obligation. Some repairs in homes of this type are quick, such as replacing a corroded outdoor socket, while others, such as an old board with no earth leakage, take longer. We tell you honestly which is which.
For sellers, booking before the property is listed is best, so the certificate is ready when an offer comes. Investors with several properties can ask us to schedule inspections in sequence. Thermo Group also carries out the repairs, from DB board upgrades to rewiring, earth leakage and surge protection, so one team can take you from inspection to certificate.

⭐⭐⭐⭐⭐ Excellent Service from Thermo Group! I had a wonderful experience with Thermo Group when I needed electrical issues fixed at my home. From the very beginning, the service was excellent. Nikita, the office administrator who assisted me with booking the job, was incredibly helpful, friendly and professional. She made the booking process smooth and effortless. Warwick, the technician who attended to the electrical issues, was equally impressive. He was professional, knowledgeable and efficient, and I truly appreciated the service he provided. It's refreshing to deal with a company that values its customers and delivers such great service from the office right through to the technical team. Thermo Group delivered exceptional service from start to finish. From my first contact with Nikita who listened to me & responded urgently, to the electricians Alfred and Phato who arrived promptly, quickly found the problem and returned over the weekend to make repairs at short notice and even waited without complaint for 2 hours for the municipal contractor, to Warwick who was available around the clock and went above and beyond to check in with me and to get the City to restore my power after it simply closed my case after 6 hours. The team’s professionalism, clear communication and follow-through, genuine care and support are rare. I highly recommend Thema Group.Posted on Google![]()

On 24 September 2026 Russel and his team (Ebrahim, Michael and Alfred) visited us and went through the various areas of their expertise. We found them to be very pleasant and knowledgeable in their respective fields. It was a real pleasure having them carry out the COC.
Does living next to the vlei affect my electrical certificate?
Indirectly. Damp air and wet ground can corrode outdoor fittings and affect earthing. We test pool, garden and outbuilding circuits closely, and replace what has deteriorated before issuing the certificate.
I have a pool. Is the pump circuit part of the inspection?
Yes. Pool pump and filter circuits are checked for proper protection, earth leakage and condition of the cable and connections. Faulty pool circuits are a common reason a certificate is withheld first time.
We built a patio room years ago. Will that cause a problem?
It can if the circuits were added without a certificate. We inspect them like the rest of the installation, tell you what is missing or unsafe, and quote for corrections.
I own a townhouse in a complex. Who looks after what?
You are generally responsible for the installation inside your unit, and the scheme for common areas and shared supply. Ask your managing agent what documents they need and we will coordinate the visit.
Do investors in Flamingo Vlei need a certificate for every tenancy?
Agents and landlords commonly require a valid certificate before a new tenancy, and insurers may ask for one too. Having a recent certificate on file saves time when tenants change.
Can you check my gate motor and electric fence as well?
Yes. We inspect the gate motor wiring and battery during the electrical inspection, and an electric fence needs its own certificate. We can handle both in one visit and tell you if anything needs repair.
How long before transfer should I book?
Before listing, if you can. Repairs can take longer than expected, and a buyer’s offer often carries a deadline for the certificate. Booking early removes the pressure and gives time for any repairs.
Is there a call-out fee for the quote?
No. The There is no call-out fee and no obligation when you ask for a quote. You pay for the certificate and any repairs you choose to go ahead with after reading the quote.
