Thermo Group delivered exceptional service from start to finish. From my first contact with Nikita who listened to me & responded urgently, to the electricians Alfred and Phato who arrived promptly, quickly found the problem and returned over the weekend to make repairs at short notice and even waited without complaint for 2 hours for the municipal contractor, to Warwick who was available around the clock and went above and beyond to check in with me and to get the City to restore my power after it simply closed my case after 6 hours. The team’s professionalism, clear communication and follow-through, genuine care and support are rare. I highly recommend Thema Group.Posted on Google![]()

Plumbing services in Cape Town, in more detail
Most plumbing calls come down to a handful of jobs. Each links to its full service page.
- Geysers: burst geysers, no hot water, dripping relief valves, repairs and full replacements, plus solar conversion and gas options. See geyser repairs, geyser replacements and geyser installation.
- Blocked drains and drain cleaning: kitchen sinks, basins, showers, toilets, outside gullies and the main drain line. See blocked drains and drain cleaning.
- Burst and leaking pipes and taps: from a dripping mixer to a pipe that has failed inside a wall. See burst pipe repairs.
- Toilets, basins, showers and bathrooms: faulty cisterns, replacement taps and mixers, shower and basin installations, and bathroom upgrades.
- Gas installations and gas certificates: hobs, ovens, gas geysers and reticulation. See gas services.
- Commercial, body corporate and property manager plumbing: see commercial plumbing.
- Maintenance: planned checks for rental portfolios, sectional title schemes and business premises.
Thermo Group also has qualified electricians. That helps, because a geyser that will not heat is often an element, thermostat or supply fault rather than a plumbing one. If you are unsure which it is, call us and we will work out where the problem sits, or see our electrical services.
Burst geysers and when to replace rather than repair
A geyser fails in one of two ways. Some faults sit in the parts around the tank: a worn element or thermostat, a tired relief valve, a failed pressure control valve, a dripping connection. These are usually repairable. The other kind is a leak through the tank itself, where the steel has corroded through. That cannot be patched, and the geyser has to be replaced.
Manufacturer guidance points to three common causes of a burst geyser: a failed pressure control valve letting full mains pressure into the tank, a used-up sacrificial anode that leaves the tank open to corrosion, and a thermostat stuck on so the element keeps heating. A service can catch all three, which is why a geyser that is never checked tends to fail without warning.
Signs your geyser needs attention
- Water running constantly from the overflow or relief pipe outside.
- Rusty or discoloured hot water.
- Water stains on the ceiling near the geyser.
- An unexplained jump in your electricity use.
Repair or replace?
Repair makes sense when the tank is sound and the fault is in a replaceable part. Replacement makes more sense when the tank is leaking, when the geyser is old and has had repeated repairs, or when the valves, drip tray and pipework around it would need rebuilding anyway. We will tell you which applies after looking at it, and quote for either. Our geyser repair and geyser replacement work covers the metro, including Sea Point and Somerset West. A replacement is also the moment to ask whether the geyser should still be electric.
Electric, solar conversion or gas: choosing your next geyser
Hot water is one of the biggest uses of energy in a home, so replacing a geyser is a good point to look at the options. The right answer depends on your roof, your household and how you want to handle load-shedding.
| Option | Suits | Weigh up |
|---|---|---|
| Electric storage geyser | Straightforward like-for-like replacement, tight budgets, properties with no suitable roof or gas supply. | Simplest to install. Runs off the grid, so heating depends on supply, and running costs stay tied to electricity tariffs. |
| Solar conversion | Homes with a sunny, unshaded roof area and steady daily hot water use. | Uses the sun to do most of the heating. Needs roof space and a sound existing tank or a new one, and installation must follow the relevant standard. |
| Gas geyser | Homes that want hot water independent of the grid, or already use gas. | Needs a safe location with correct ventilation, a gas supply, and a gas certificate after installation. |
Our guide to solar versus gas geyser conversion covers the trade-offs in more detail, and solar installations can be planned alongside the hot water side.
Which size?
Common sizing guidance works from roughly 50 litres of hot water per person per day, then adjusts upward for baths (a full bath uses far more than a shower), several bathrooms used at the same time, and guests. As a rough guide, manufacturers suggest around 100 to 150 litres for two people and 150 to 200 litres for three or four. Tell us who lives in the house and how you bathe.
For new buildings, the energy standard SANS 10400-XA limits how much of the annual hot water volume may come from electrical resistance heating. Ask your designer how it applies to your project.
Drip trays, valves and vacuum breakers: what a compliant geyser installation includes
A geyser is a pressurised vessel full of hot water, usually above a ceiling. The fittings around it stop a fault becoming a flooded house. For fixed electric storage geysers the governing standard is SANS 10254, and water supply installations in buildings fall under SANS 10252-1. Cape Town’s Water By-law also expects hot water cylinder installations to meet the relevant standards. The installation around the geyser should include:
- Drip tray (safe tray) with an overflow pipe. Catches water from leaks and condensation. The overflow should be piped to the outside of the building, not into the ceiling space.
- Temperature and pressure relief valve. Releases water if temperature or pressure inside the tank climbs too high. Its discharge pipe must also run to the outside. Never cap or plug it.
- Pressure control valve. Reduces incoming mains pressure to protect the tank from surges.
- Vacuum breakers. Fitted on the hot and cold supply so the tank cannot be starved by a vacuum or draw water back.
- Isolating valve. Lets you shut water off to the geyser without cutting the whole house.
On older installations some of these are missing, seized or wrongly fitted. We check the whole set when we repair or replace a geyser, because a new tank behind a failed valve will not last.
What the City expects when a geyser changes
Under the Water By-law, the owner must notify the City when a fixed water heater is installed or changed, and the plumber submits a certificate of approval. The paperwork is explained on our plumbing compliance certificate page and in the certificate FAQs on this page. An insurer may also ask for the certificate after a claim.
Blocked drains, leaking pipes, taps and bathrooms
Blocked drains
Where the blockage sits tells you most of what you need to know. If one basin or shower is slow, the problem is in that fixture’s own branch. If several fixtures back up together, or the toilet gurgles when a basin empties, the fault is further down the line. Standing water in an outside gully points to the main drain.
The usual culprits are grease that sets in cold pipes, hair and soap in showers, and wipes, sanitary products and paper towels, which do not break down like toilet paper. Our blocked drains and drain cleaning pages explain the methods, and we serve areas such as Claremont and Durbanville directly.
Burst and leaking pipes
A burst pipe needs the water stopped first, then the damaged section replaced properly. Temporary clamps buy time but do not suit a pipe inside a wall or under a floor. Old galvanised lines that fail once often fail again nearby, so a good repair includes a look at the neighbouring pipe. See burst pipe repairs.
Taps, toilets, basins and showers
A dripping tap is usually a worn cartridge or washer, which is a quick fix; replace the whole mixer when the body is corroded. A toilet that runs constantly, fills slowly or flushes weakly typically has a worn fill valve, flush mechanism or seal, and a running cistern wastes water all day. Low flow in a shower is often a blocked head or a failing mixer rather than a pressure problem.
In a bathroom renovation, the pipework behind the walls is the hardest part to change later, so have the supply and waste lines checked before the tiles go on.
Gas, commercial and planned maintenance work
Gas installations and gas certificates
In South Africa, gas installations should be carried out by a registered gas installer and finished with a certificate of conformity. That certificate confirms the installation was inspected, leak-tested and found safe, and it is now issued electronically by the installer. Thermo Compliance, a division of Thermo Group, issues gas certificates; see our gas compliance certificate page and gas services.
If you ever smell gas, do not switch lights or appliances on or off. Open windows, close the cylinder valve if it is safe to reach, leave the area and call for help.
Commercial, body corporate and property managers
Managed properties have different pressures from a single home. Many units may share one supply, a fault in one can affect others, and a failed geyser in a rental has a tenant waiting on it. Managers and trustees also need a clear record of what was done, what was found and what was certified.
Typical work includes geyser replacements, common-area pipework, drain clearing, bathroom fixtures and certificates for transfers. Read more on commercial plumbing, or request a quote with the number of units and the problem.
Maintenance plans
Planned maintenance is the best way to avoid emergencies. For landlords, schemes and businesses, a regular schedule can cover geyser safety checks (valves, drip trays, overflow pipes), taps and toilets, and a look at drains before they back up. Ask us about a maintenance arrangement that suits your property.
What to do while you wait for an emergency plumber
The first few minutes decide how much damage a burst pipe or geyser causes. These steps are safe for most homeowners, and we are available 24 hours a day, seven days a week on 021 203 5337 if you want to be talked through them.
- Close the main stopcock. This is the isolating valve on your side of the water meter, normally turned clockwise to close. Find it now, before you need it, and check that it moves. Cape Town’s meters belong to the City, so do not tamper with the meter or the City’s own valve.
- Open the taps. Run a cold tap, then a hot one, to relieve pressure and drain the pipes.
- Switch off the geyser power and close its isolating valve. Turn off the geyser breaker at the DB board so the element does not run without water, and shut the geyser’s own valve if it has one. If the DB board or sockets are wet, stay away and call an emergency electrician.
- Protect belongings. Move furniture, lift rugs and catch drips. Water coming through a ceiling can reach light fittings, so keep clear of them.
- Photograph the damage for insurance.
- Call us and give your suburb, what happened and whether the water is off.
What to avoid
- Do not plug or cap an overflow or relief pipe on a geyser. It is there for safety.
- Do not keep running a geyser that is leaking.
- Do not use strong chemical drain cleaners on a blocked drain before a plumber arrives. They can make a blockage harder and more dangerous to clear.
- Do not try to repair gas fittings yourself.
If the problem is a tripping switch rather than water, see why earth leakage keeps tripping.
Common plumbing problems in Cape Town homes
Cape Town’s housing stock and climate create patterns that plumbers see repeatedly.
- Old pipework. Some older homes still have galvanised steel supply pipes, which rust from the inside and eventually restrict flow or leak. Copper lasts very long, but it can corrode where it touches concrete, and mixing copper with steel in one line can cause galvanic corrosion. Low pressure and rusty water in an older house can trace back to the pipes.
- Tree roots in old drains. Older properties often have original earthenware sewer pipes whose joints shift over decades. Established trees seek water, and a joint is an easy way in. If the same drain blocks every few months, roots are a possible cause.
- Salt air near the coast. Salt in the air tends to corrode exposed metal faster, including clamps, fittings and geyser casings near the Atlantic and False Bay coasts.
- Water hardness. Water from the City’s network is generally soft, so heavy limescale is less common than inland. Borehole water can differ, so tell us if you use one.
- Pressure. Supply pressure differs from area to area. A pressure control valve and working relief valves protect the geyser and fittings.
- Winter rain. Heavy rain exposes weak drains, blocked gullies and failing downpipes. Stormwater should not enter the sewer system, so check where gullies and roof drainage go.
If an older home keeps having problems, ask for the pipework to be assessed rather than patched again.
Cape Town’s water rules and what they mean for you
Permanent water-saving regulations apply in Cape Town under the City’s Water By-law, and the City can introduce restrictions by public notice when water is scarce. The status changes, so check the City’s current position.
Three parts of the by-law matter in plumbing work:
- Leaks are the owner’s responsibility. The by-law requires owners not to allow pipes or fittings on their property to leak, and to repair them. A dripping tap or running toilet counts, and you pay for that water.
- Qualified plumbers. Installation work that needs approval must be done by a plumber qualified or accredited under the national qualifications framework.
- Water heaters. The City must be notified when a fixed water heater is installed or changed, and the plumber submits a certificate of approval for the work.
The City’s tariff policy has provisions for rebates in some cases of underground leaks, so ask the City about its current rules if a leak caused a very high bill, and keep your repair invoices.
A quick check: close every tap and appliance, then look at your meter. If the dial is still turning, water is escaping somewhere on your side of it. Faults in the municipal network or public drains should be reported to the City.

How to choose and verify a plumber in Cape Town
A few checks protect you from poor work, unsafe installations and certificates that are worth nothing.
- Ask for the plumber’s registration. Registration is held by individual plumbers, and the plumbing industry’s registration board has an online tool where you can check a plumber by name or registration number. A plumber who is registered can issue a plumbing certificate of compliance.
- Understand association membership. Industry associations are different from registration. The Institute of Plumbing South Africa (IOPSA) is a member association for plumbing companies, suppliers and manufacturers. Thermo Group is an IOPSA member, and our plumbers are registered.
- Ask about certificates. If the work needs a certificate, a geyser or a gas job, ask who issues it and what it will cost before work starts. Our certificates are issued by Thermo Compliance, a division of Thermo Group.
- Get the scope in writing. A good quote says what is being replaced, which parts are included (valves, drip tray, pipe) and what is not.
- Be careful with cash-only, no-paperwork operators. You will have no invoice, no certificate and no recourse.
- For gas, check the installer separately. The gas industry has its own registration, which the installer should be able to show.
Ask the plumber to explain the fault before the quote. If they cannot say what failed and why, you may be paying for guesses. Our quotes are free with no obligation: use the quote form or call us.
What drives the cost of plumbing work
Plumbing jobs vary too much for one fixed price to be honest. These factors move a quote, so you can compare quotes properly.
- Access. A geyser in an easy ceiling hatch is faster to work on than one in a tight roof space, and a pipe in an exposed wall costs less to repair than one behind tiles.
- The size and type of geyser. Capacity, brand, pressure rating and whether it is electric, solar or gas.
- What the installation needs. Replacing worn valves, adding a drip tray or overflow pipe, or correcting pipework so it meets the standard adds to a job.
- Condition of existing pipework. Old galvanised pipe can crumble when disturbed, turning a small repair into a bigger one.
- Extent of damage. Repairs to ceilings, floors or cupboards are separate from the plumbing.
- Compliance. If a certificate is needed, any remedial work to meet it is part of the job.
Compare quotes line by line, not by the total. A quote that leaves out valves or certificates is not the cheaper job. Our quotes are free, with no obligation and no call-out fee.
How a plumbing call-out works, step by step
- You call or send a request. Phone 021 203 5337 at any hour, or use the contact page. Give your suburb, what is happening and whether the water is off.
- Immediate safety advice. If water is escaping, we talk you through closing the stopcock and isolating the geyser, as set out above.
- A registered plumber attends. There is no call-out fee. The plumber inspects the fault, including the surrounding valves and pipework, rather than just the visible symptom.
- Diagnosis and a free quote. You are told what failed, what the options are and what each involves. There is no obligation to go ahead.
- The repair or replacement. Work is carried out to the relevant standard, using the right fittings for the job.
- Testing and tidy-up. The system is tested for leaks and correct operation, and the site is cleaned.
- Certificate where required. If the work needs a plumbing or gas certificate, Thermo Compliance issues it.
We are open 24 hours, seven days a week. For planned work such as a geyser replacement or bathroom upgrade, request a quote with photos of the geyser, its position and the labels on the tank.
Areas We Service
What is a Water Installation Certificate?
A Water Installation Certificate is an official document confirming that a property’s water installation complies with the City of Cape Town Water By-law at the time of inspection. It certifies that the water system has been inspected by a qualified plumber and meets the municipal requirements for property transfers.
Is a Water Installation Certificate required when selling a property in Cape Town?
Yes. In the City of Cape Town, a Water Installation Certificate is required when ownership of a property is transferred. The seller is responsible for providing this certificate to the conveyancing attorney before the transfer can be finalised, unless otherwise agreed in the sale contract.
Who is responsible for obtaining the Water Installation Certificate?
In most cases, the seller is responsible for arranging and paying for the Water Installation Certificate before the property transfer takes place. However, the Offer to Purchase may contain different arrangements, so it is important to review the sale agreement carefully.
What is inspected during a Water Installation Certificate inspection?
A qualified plumber will inspect various aspects of the property’s water installation to ensure compliance with the City of Cape Town’s Water By-law. This typically includes checking:
- Visible water leaks
- Geyser installation
- Pressure control valves
- Isolation valves
- Water meter operation
- Stormwater connections
- Cross-connections between potable and non-potable water
- Plumbing fittings and pipework
- Compliance of the hot and cold water systems
The inspection helps ensure the property is not wasting water and complies with municipal regulations.
Why is a Water Installation Certificate important?
A Water Installation Certificate helps protect both buyers and sellers by confirming that the property’s plumbing installation complies with municipal requirements. It also assists in identifying hidden leaks, faulty plumbing components, and other issues that could result in water wastage, increased municipal bills, or expensive repairs after the property has been sold.
What are the most common reasons a property fails a Water Installation Certificate inspection?
Some of the most common defects include:
- Leaking taps or pipes
- Faulty toilet cisterns
- Incorrectly installed geysers
- Missing or defective pressure control valves
- Stormwater connected to the sewer system
- Missing vacuum breakers
- Cross-connections between potable and alternative water supplies
- Visible plumbing leaks
- Non-compliant plumbing alterations
Most defects can be repaired before the certificate is issued.
What happens if my property fails the inspection?
If non-compliant items are identified, the inspector will provide a report explaining the defects that require attention. Once the necessary plumbing repairs have been completed, the installation can be re-inspected and the Water Installation Certificate issued once the property complies with the applicable requirements.
Can Thermo Group carry out the plumbing repairs?
Yes. If your property does not comply during the inspection, Thermo Group can arrange for qualified plumbing professionals to complete the required repairs. Once the defects have been rectified, the property can be re-inspected and the Water Installation Certificate issued.
How long does a Water Installation Certificate inspection take?
The inspection time depends on the size and complexity of the property. Most residential inspections take between 30 minutes and one hour. Larger homes or commercial properties may require additional time.
How long is a Water Installation Certificate valid?
A Water Installation Certificate confirms that the property’s water installation complied with the City of Cape Town Water By-law at the time of the inspection. There is no fixed legal expiry period, but a new certificate is generally required each time ownership of the property is transferred.
Does every property in Cape Town need a Water Installation Certificate?
Yes. Most residential properties being transferred within the City of Cape Town require a Water Installation Certificate before transfer can be completed. This requirement forms part of the City’s efforts to reduce water wastage and ensure compliance with municipal plumbing regulations.
Does a Water Installation Certificate guarantee there are no future plumbing problems?
No. A Water Installation Certificate confirms that the visible water installation complied with the applicable municipal requirements at the time of the inspection. Plumbing systems can develop leaks or faults over time, so regular maintenance is still recommended.
Can a leaking tap cause the property to fail?
Yes. Even seemingly minor plumbing defects, such as leaking taps, leaking toilets, or visible pipe leaks, may need to be repaired before a Water Installation Certificate can be issued. These issues contribute to unnecessary water wastage and are considered during the inspection.
Are geysers inspected during the Water Installation Certificate inspection?
Yes. The geyser installation is an important part of the inspection. The inspector will assess whether the geyser installation complies with the applicable plumbing requirements, including components such as pressure control valves, drip trays where required, overflow pipework, and visible plumbing connections.

Plumber Cape Town: Frequently Asked Questions
Not always, but it should be checked. Occasional dripping can be normal expansion. Constant flow usually means the relief valve is failing or pressure is too high, and a pressure control valve may have failed. Never block the pipe. Switch off the geyser power if the flow is heavy, close the isolating valve and call a plumber to test the valves.
Repair when the tank is sound and the fault is in a part such as the element, thermostat or valve. Replace when the tank is leaking through the wall, rust is showing in the hot water, or the same geyser keeps needing repairs. A plumber should check the valves and drip tray before quoting, because replacing the tank alone will not fix those.
Sizing guides generally work from about 50 litres of hot water per person per day, then add capacity for baths, several bathrooms used at once and guests. Typical suggestions are around 100 to 150 litres for two people and 150 to 200 litres for three or four. Tell the plumber how your household bathes before choosing.
It depends on your property. Solar conversion suits a sunny, unshaded roof and steady hot water use. Gas suits homes wanting hot water independent of the grid, but needs correct ventilation and a gas certificate. Electric is the simplest replacement. A plumber should look at your roof, supply and household before recommending one.
The drip tray catches water from leaks and condensation, and its overflow pipe carries that water outside instead of into your ceiling. It is part of the installation requirements under SANS 10254 for electric geysers. Without one, a slow leak can run unseen for months and damage ceilings and cupboards before anyone notices.
Yes. A gas installation should be done by a registered gas installer and completed with a certificate of conformity, which confirms it was inspected, leak-tested and found safe. Insurers may ask for it after a gas-related claim. Thermo Compliance issues gas certificates.
As a general rule, a drain that serves only your property and sits inside your boundary is the owner’s responsibility. Municipal sewers and public stormwater are the City’s. If the blockage appears to be in the street or a shared line, report it to the City, and ask your plumber to say where the blockage is.
Repeated blockages usually have a cause that clearing alone does not remove. Common ones are grease set inside the pipe, wipes or paper towels in the toilet, and, in older homes, tree roots entering earthenware pipe joints. If a drain keeps blocking, ask for the cause to be identified rather than just cleared again.
A plunger is safe for a basin or toilet blockage and may clear it. Strong chemical drain cleaners are a poor idea: they can leave caustic liquid standing in the pipe, which is hazardous for whoever clears it next, and they often fail on solid blockages. If one plunge does not work, stop and call a plumber.
Yes. We handle plumbing for rental properties, sectional title schemes and commercial premises, including geyser replacements, drains, common-area pipework, bathrooms and planned maintenance. Send the number of units and the fault through the quote form, and tell us who holds access keys so a plumber can get in without delay.
That depends on your policy, so check it and report quickly. Many insurers cover sudden bursting but may question damage that came from neglect or a non-compliant installation. Photograph the damage, keep your invoice and plumbing certificate, and ask your insurer what documents it requires for a geyser claim.
Yes to the first: we are open 24 hours a day, seven days a week, with an emergency service. There is no call-out fee, and quotes are free with no obligation. For any burst pipe or geyser, close the stopcock first, then phone 021 203 5337 and tell us your suburb and what has happened.
