What changes the price of a COC?

  • House or flat. Flats and sectional title units cost less than houses.
  • Cash sale or transfer. A transfer certificate costs more than a cash-sale certificate.
  • How many certificates you book. Each certificate after the first is R50 off.
  • Remedial work. If faults are found, the repair work is quoted separately before the certificate is issued.
  • Commercial property. Quoted separately.

Worked examples: what a full set costs

  • House, cash sale, electrical and plumbing: R550 + R500 = R1,050.
  • House, cash sale, electrical, plumbing and gas: R550 + R500 + R500 = R1,550.
  • House, cash sale, all five (electrical, plumbing, gas, beetle, electric fence): R550 + 4 x R500 = R2,550.
  • Flat, cash sale, electrical, plumbing and beetle: R480 + R430 + R430 = R1,340.

Examples exclude remedial work. Your exact price depends on the property and the certificates you need.
