What Inspections In Rosebank Tend To Find

Does a certificate for my flat cover the whole building?
No. It normally covers the installation you own, meaning your unit wiring and DB board. Common areas are usually the body corporate responsibility and are certified separately. Check your sectional title scheme or ask the managing agent who holds the common certificate.
Will the inspector need roof access in an older house?
Often yes, since that is where old cabling, junction boxes and extensions tend to hide. Please arrange safe access to the ceiling hatch and meter box beforehand, and tell us about any locked rooms or outbuildings so nothing is missed on the day.
Can you inspect while my tenant is still living there?
Yes, with the tenant cooperation. Give us the tenant contact or the agent details and we will arrange a time. Someone must be home or keys must be available, and every room, including any garden cottage, needs to be accessible.
The agent also wants a beetle certificate. Is that separate?
Yes. A beetle certificate is a separate timber inspection and is often requested by buyers on houses with timber roofs or floors. Thermo Compliance can arrange it alongside the electrical inspection so you are not coordinating two companies.
What happens if my Rosebank property fails the inspection?
You receive a written list of defects and a quote to repair them. Once the work is complete, the installation is re-tested and the certificate is issued. Nothing is done without your approval, and asking for a quote carries no obligation.
